This gives you an idea of the variety of home prices in the foothills and, on average, the prices you’ll encounter in different foothills communities. Plus, how close to list price homes sold (albeit based on the list price at time of sale, after relistings, if any) and, roughly, how long it took. And where you’re seeing CDOM numbers that are higher than 90 or 120 days you can be pretty sure that at least some of those homes had price cuts or even multiple price cuts –causing the %SP/LP to show as a much more positive figure than it really is.
For instance, using the average list price at time of sale (919,667) in Alta Vista shows a 94% SP/LP – but plugging in the average original list price ($958,992) yields a 90% SP/LP. Doing the same in Pima Canyon yields a 86% SP/LP vs. the 92 that will go down in the record books. I think the original list price & the list price at time of sale are both key figures to having a better understanding of the market. One more – using the original list price in La Paloma Estates drops the % SP/LP from 93% to 86.
In 2012 for the entire foothills – 817 homes sold – average sale price $460,183 – average list price $486,981 – = an average 94% SP/LP (90% using the original list price)– in an average of 110 days. The lowest priced sale was $66,000 and the highest $2,500,000.
Today there are 376 single family homes listed for sale at an average list price of $829,680 and they’ve been for sale for an average of 156 days.
