In Hacienda del Sol Estates - 3199 E Corte De Andalucia made it’s debut as a shiny new spec home in the very grim days of May 2009, listed at $1,795,000 ($375/sf).
But these projects take time. Between figuring out what to build, putting together the building plans, getting the approvals and permits and then the actual excavation and construction, plus the various Pima County inspections along the way, you’re looking at about 2 years from the bright idea to the finished product. And a lot can change over 2 years, and boy did they ever. The builder closed on the lot for $440,000 in August 07 – just as the first shoe dropped – but they forged ahead anyway.
Well it’s been on the market ever since, and dropped $200k here and $50k there, until it got down to $1,195,000 in June of 2011, where it has held ever since. And today it’s reported in contract. Thank Goodness!
I showed it 3 or 4 times in 2011 and 12 and I thought it was a very decent house, and everyone I showed it to spent time and were interested to one extent or another, but no one fell in love. Though we did make a low offer late last year, but that didn’t fly, so I’m anxious to see what it goes for.
PS - and, incredibly enough, it’s not a foreclosure or short sale.
