I ran this piece a few years ago and I ran across it and thought that it’s just as appropriate today, maybe even more so since there are fewer homes for sale, so I ran a new search and updated the numbers and here it is again.
There are 391 single family homes for sale in the foothills and with that many homes you’d think you would find plenty to choose from.
OK, let's look at a hypothetical buyer looking for a home in the Tucson Foothills with a price range of $750,000 to $900,000.
At $750,000 to $900,000 there are 31 homes for sale, more than plenty, really too too many. Absolutely, so let’s start entering your preferences in the search and see what we come up with.
- let’s start with the key criteria, bedrooms and baths,
- 4 bedrooms & 3 or more baths, bingo, that narrows it down to a much more manageable
16 homes
- and you’d like somewhere between 3000 to 4000 sq ft - no prob, 15 homes. Nice.
- you want about an acre, let's say .80 or more – 13 winners
- and in District 16 schools - OK, 10 homes, Perfect!
- (or, you don’t care whether it’s District 16 or not but you do want to be in 85718 zip, that leaves 6 homes)
- and you only want single story, yes of course- 7 really great homes to choose from
- and you don’t want an older home, nothing built before 2000 – aha – OK, that’s 2 to choose from.
- or, alternatively, you’d like an older home, a burnt adobe from 60’s or 70’s. In that case we’re done, there’s just 1 to choose from. Let’s write it up.
And we didn't even get into the style or whether it’s in a gated or non-gated area, city or mountain views, and other typical buyer preferences. And of course, you want to get a good deal too. Geez,
It happens every time. Once you start breaking down all the homes for sale in the Foothills, which run the gamut from under $200k to over $7 mil, you end up with too few, not too many, to choose from.
