The other day I mentioned that in the past week in a period of five days 4 homes went to contract, listed at – $825, $865, and two at $895 – that was for all of the foothills.
But the 2 at $895 are in AV, and earlier in the month there was an $899 contract and another at $729. So even with the scarcity of contracts on homes in the $800’s, AV is holding its own.
And I’ll bet price is playing a big part - the 4 contracts are at an average of $216/sf and the highest of the bunch is at $224/sf. And that’s list price. In the good old days AV was selling from the high $200’s to about $340/sf.
And there are a lot families with kids in AV and with school getting out soon, it’s getting to the time when parents want to make that move.
