Late yesterday afternoon 2 higher-end sales were reported in the MLS;
4911 N Avenida De Vizcaya, listed on January 2nd for $1,200,000 went to contract that same day and closed yesterday for $1,050,000 – in Hacienda del Sol Estates. Ha! Way to go,
and 5980 E Terra Grande in Finisterra, listed on Jan 6 for $1,625,000, went to contract on Jan 12 and closed yesterday for $1,625,000. Two buyers who knew what they wanted and did what they needed to do to get it. Both listed by Long Realty.
These homes that went to contract at the very beginning of the year are part and parcel of why I was so gung-ho about the market in early January. But unfortunately it didn’t last. But also, as I mentioned yesterday, there were two contracts this week in Pima Canyon and today there’s a 3rd, and it's a biggie. So maybe the upper end market is waking up. Or it is in PC anyway.
2102 E Desert Garden Drive, first listed in Feb 2010 at $4,199,000 and reduced and reduced again, went to contract today listed at $2,849,000 ($534/sf). Even in good times contracts at $2.8 are pretty scarce.
