Here’s look at the number of homes sold, at sold prices and DOM, and more, for single family homes in the Tucson Foothills during the 1st half of the last three years.
Jan – June 2011
342 single family homes sold for an average/median of $482,776/$414,000 @ $164/sf.
They sold for an average of 94.53% of list price in an average of 161 days on market.
Jan – June 2012
393 single family homes sold for an average/median of $466,353/$365,000 @ $160/sf.
They sold for an average of 95.26% of list price in an average of 88 days on market.
Jan – June 2013
474 single family homes sold for an average/median of $463,528/$389,450 @ $162/sf.
They sold for an average of 96.28% of list price in an average of 92 days on market.
So sales are way up over the last two years and sale prices are breaking thru last years averages. No surprises there. But, surprisingly, for the Jan – June period homes sold slightly faster last year than they did this year. But seeing how quickly homes are selling this year that just didn’t seem right. So I looked at more recent sales, sales from May – June, which would include deals made since April (when this year’s market really started to kick in)
And there we are,
2011 – 138 days on market
2012 – 113 DOM
2013 – 86 DOM
Likewise for sale prices;
2011 - $489,250/$417,000
2012 - $461,971/$375,000
2013 - $463,747/$414,250
So the pace has picked up in the last couple of months and more homes are selling, they’re selling faster and they’re selling for a few dollars more.
