First up is 3780 E Sumo Quinto, listed at $1,395,000 ($250/sf), for a 1997, 5571sf including guest house, 1 story (everything is in Cat 10) masonry constructed La Quinta. And 1st time on the market for Sumo Quinto, it was custom built for the current owners. La Quinta has been building superior quality homes in the Foothills and elsewhere in the Tucson area since 1968. And maybe this La Quinta is just the thing to break Cat 10’s rather limp track record this year.

And in Skyline Country Club, 6610 N St. Andrews Drive, newer construction that replaced a 1964 built house, either thru extreme renovation or a tear-down, listed at $1,495,000 ($213/sf), for a 2004 built, 7029sf, also with guest house, 1 story, frame stucco. Builder not specified.

What’s curious is that the original 1964 house sold in 1998 for $330,000. Then in August 2002, a house at this same address showing a 2001 build date, was listed for $2,200,000, and did not sell. And to add to the confusion the Pima County tax assessor shows it as built in 1993(which I’m betting is way off). Who’s to say.
In any case, while Skyline CC is doing better than Cat 10 in the number of sales, they’re experiencing a similar gap between the price of homes listed for sale vs. homes sold.
