5870 N Piedra Seca, built in 2006 and sold in 2006 for $1,200,000 (in 45 days) was listed again in Feb 2012 for $700,000, as a short sale, but, incredibly, it failed to sell.
It was then relisted in March 2013, again as a short sale, but this time for $850,000. And it went to contract 3 times but also fell out 3 times. And who knows why, but I wouldn’t rule out the tendency of lenders to drag their feet for months before making a decision, during which time the buyers are on hold and uncertain of when they’ll hear and what the decision will be.
So after they’ve waited and waited and nothing happens, they cancel. Who wouldn’t.
Then it was listed 12 days ago for $789,000, but this time as a foreclosure, and today it’s in contract. And setting the scene for a bidding war the listing notes; seller will not respond to offers for the first 10 days of the listing in the MLS.
