Billed as a pure contemporary, a home in Pima Canyon that has been on and off the market since 2010, when it started at $1,999,000, has sold today for $1,200,000 off a $1,349,000 list.
I often find that there aren’t enough contemporaries in the foothills, so when a contemporary, particularly one in a terrific location like Pima Canyon, goes wanting for months and years, I begin to wonder. But I think this drawn-out sale was all about price. The sellers paid $1,725,000 in 2004 – and what you paid usually influences what you list it for – hence the $1.999 starting list price. And I know this house and it’s a nice enough contemporary, but not dazzling, no big WOW here, and in my opinion was never a $1.725 house. Not in this century.
Today, $1,200,000 ($278./sf), sure, because if you want a real contemporary there are very few to choose from.
