4840 N Avenida de Castilla sold in 05 for $775,000, and again in 06 for $1,200,000, and after biting the bullet and starting out this past February at $995,000 they then bit harder and eventually dropped it to $859,000 ($249/sf) and it is reported in contract today.
6950 N Swan Road, listed in June at $1,095,000 dropped to $964,000 ($197/sf) and is also in contract.
In Alta Vista, 6280 N Paseo Valdear was listed just 51 days ago at $995,00 ($229/sf) and it too is in contract. It last sold in 03 for $800,000 and in October 08 it was listed for $1,295,000,
ah-hah, but never sold.
These, along with 7810 E Sabino Crest Place, at $949,000 ($214/sf) and mentioned here – along with 11 lower priced homes - have all gone to contract in the last 4 days. An encouraging sign, and hopefully not just a fluke.
