PC has had a banner year – 15 sales since Jan 1 – but 14 of them sold from Jan 1 to July 15th and just one sale since then, on Oct 11th.
Average/median sold price for the 15 sales - $1,090,333/$1,100,000.
And there are 11 for sale at Average/median list - $1,496,536/$1,395,000
That’s a pretty big gap between the avg/med of those sold and for sale. But quite a few of the sales were homes that had been on the market for eons, that finally threw in the towel, with three of them selling in the $600’s, a low water mark for PC. And a couple of foreclosures.
But that’s all water under the bridge and more of the homes for sale are more recent listings that have not experienced the ravages of time on the market. But the clock is ticking and there’s nothing in contract.
