56% of the homes for sale & 81% of those in contract are priced $0 to $599,999
21% of the homes for sale & 15% of those in contract are priced $600,000 to $999,999
23% of the homes for sale & barely 4% of those in contract are priced $1,000,000 to $13,900,000
The average/median list price of the 392 for sale is $837,406/$550,250
The average/median list price of the 80 in contract is $488,432/$389,750
I did the very same analysis at this time last year and the %’s/price range are strikingly similar. But, overall, we start this year with 9% more homes for sale and 19% fewer in contract than last year.
Also, average/median list and contract prices are up a bit vs.Jan 2013.
