Last year 7 homes sold in the Villages, and they sold in an average of 15 days – amongst the very quickest sales in the Foothills.
So far this year there’ve been 2 sales, and 1 home has just gone to contract after 88 days, the longest market time in more than a year. Those 3 deals average 69 days on market. And there are 2 homes still for sale that have been at it an average of 103 days, and counting.
Aside from a generally slower market this year, I think at least part of this slowdown is attributable to sellers pushing the price envelope this year after seeing such quick sales last year. But it looks like that strategy is backfiring on two fronts. First it’s taking much longer to find a buyer, and, they’re all having to reduce their prices anyway in order to find one.
