If you’re not familiar with it, Villa Milan is a smallish subdivision of 1800 – 2400 sf homes and townhomes on small lots (0.11 acre +/-) within Sin Vacas. It made it’s debut in 2006 and while the homes were very nice the prices were also very high. And they had a hard time getting off the ground – and weirdly enough as the market went from bad to worse they raised their prices – and of course that didn’t cut it and ultimately it all came tumbling down – with a great many of the homes going to foreclosure and a number of others stopped in mid construction.
But today 7678 N Viale Di Buona Fortuna Tucson, AZ 85718 sold for $611,000 ($252/sf), full list price. And that caught my eye. And while I hope they’re happy with their new purchase, given what homes have sold for in there in the last 5 years and the many distress sales, I can’t help wondering how anyone could justify plunking down $611,000 ($252/sf). But hey, it’s only money.
Since January 2009, 15 homes or townhomes sold in there for an average/median of $356,593/$340,000 @ $181/sf – 7 were distress sales – with the highest sale at $462,500 but the great majority in the $300’s and in the $170’s - $180’s/sf
This was a cash sale, so very likely no appraisal.
