Since the 1st Qtr. of 2009 sales at $1,000,000 + have hovered between 7 – 13 sales/1st Qtr – the lowest in years, while the # of homes for sale, 108 currently, is way up there.
If this is the new normal, and at 5 years running it sure looks like it, sellers will need to greatly scale back their expectations. The 2nd Qtr. is also a big one for upper-end sales, but will have to show tremendous improvement to makeup for a lackluster 1st Qtr. Prices that are more
in-line with the realities of the marketplace might be just the thing needed to move the needle.
