2355 E Miraval Segundo caught my eye because it sold today for $421,500 ($231/sf) in 3 days from a $425,000 list price. I’m sure the sellers are happy and I’ll bet the neighbors are thrilled.
Because $231/sf is kinda high for a house like this in Cat 8. There’ve been 2 other sales in the last 6 months, one at $515,000 ($186/sf), the other at $745,000 ($189/sf) and it was completely, top to bottom, remodeled with very high quality materials and finishes, for $189/sf. Going back to last April there’ve been 7 sales in Cat 8 and the next highest was $208/sf for a home on La Brinca that was also totally remodeled.
But the buyers wanted it and were willing to pay the price, and that’s up to them. And, surprisingly, it also appraised. Though I don’t see how it could have.
Shop around, do your homework and get to know what others have paid for similar homes in the same area that you’re looking. You want to look at sold prices, list prices don’t count because often they’re just wishful thinking.
