There are 8 other homes for sale in that north section of La Paloma, and all of them on the market longer than Via Presilla, and most much longer, priced from $550,000 to $1,495,000.

Big sale in Ventana CC

And quick too.

6410 N Thimble View Place was listed for $1,345,000 and went to contract 26 days later and closed yesterday for $1,250,000 ($353/sf). WOW! This is the 6th sale this year at $1.0+ in Ventana and the second highest $$/sf sale. One home in the Mountain Estates section of Ventana edged it out by a nose selling for $1.9 ($356/sf). The other 4 sales went from $172 to $268/sf.

And to put the $353/sf number further in perspective, of the 358 homes sold this year in the entire Catalina Foothills, just three sold for $350/sf or more - the two in Ventana and one in the Canyons. And That’s it!

Here’s a glimpse at YTD single family home sales in the Catalina Foothills this year vs. last year; 

2014 – 358 homes sold at an average/median of $500,838/$416,000 – in 98 DOM
        - including 22 sales at $1,000,000+

2013 – 448 homes sold at an average/median of $463,274/$389,400 – in 96 DOM
         - including 22 sales at $1,000,000+

So we have 20% fewer sales so far this year, yet average/median sale prices are up 8% & 7%, and the time to sell has barely budged. At this time last year there were 347 single family homes for sale, today there are 450.

For much of this year sales at $1,000,000+ had been lagging last year’s numbers, but now, incredibly, they’re neck n’ neck. And that’s good, but keep in mind that fewer homes sold at $1,000,000+ in 2013 than in any prior year since 2003. You read that right, since 2003.

Range price listed for $900,000 to $940,000, 5543 N Camino Real sold the other day for $900,000 ($242/sf). The buyers got a lot house for their $900k.

Along with two other adjacent and similar homes, it was built as a spec home in 2007 and listed in August 07 for $1,495,000, but didn’t sell until February 09 when it closed for $1,000,000. And soon after this project was completed David Tyson passed away.

prices in Catalina Foothills Estates # 8

I may be jumping the gun, but because of how quickly the deal came together I’m going to guess that it went to contract reasonably close to list price. I’ll guess no less than $590,000 ($240/sf).  Zillow has it at $474,889 ($193/sf) – and I’ll take that bet any day.

There were 3 other sales this year in Cat 8, and including my guess on Zorrela Segundo, they average out to $225/sf. A bump from where $$/sf sold prices have been in recent years.

During the same period last year sales averaged $190/sf, including a magnificent remodel at
2216 E Cerrada Bala that, astonishingly, went for just ($189/sf).

2010 $176/sf
And back in the good old days of 2006, they hit $236/sf.

Many of the homes in Cat 8 are similar to Zorrela Segundo, solidly built 1970’s burnt adobes, some remodeled, others not. Another thing they have in common is a fantastic foothills location that’s convenient to everything, yet tucked away on quiet, charming streets in the old Catalina foothills. And many of them are on terrific lots with a north/south orientation, privacy and views in a lush desert setting.  The kind of lots that are no longer available today.

still paying for those booom times

in Catalina Foothills Estates #8, 2337 E Miraval Segundo, a small and vintage 1977 burnt adobe sold in 2007 for (Big Bucks) $462,500 ($265/sf) 

when it looked pretty drab, like this

But the new owners gutted, renovated and remodeled it from stem to stern to look like this;

And you’d think, I would anyway, that with all that renovation and a totally new and beautifully done interior that selling it today they’d do better than $435,000 ($248/sf). You’d think, but you’d be wrong. It sold quick, in 6 days, but for $27,500 less than they paid in 07, plus whatever the renovation cost they gave that away for free.

And while I don’t doubt that you might find a buyer willing to pay more for it, chances are you’d  run into a problem with the appraisal.

and another sale in Pima Canyon

After sitting on the market untouched for 352 days at $1,225,000 to $1,149,000, 1347 E Desert Garden Drive was relisted in mid May with a new agent, new pictures and presentation, and a new price of $995,000 and, voila, it went to contract in 6 days and closed today for $945,000.

But that’s practically a hole-in-one compared to the first wildly optimistic attempt to sell it.
In 2007 it was listed as a brand new spec home for $2,600,000 and after 5 years, 3 or 4 listing agents and plenty of price cuts it sold to today’s seller for $1,075,000 in 2012.

Anyway, today’s buyer did well, very well, $945,000, ($205/sf) is by far the cheapest $$/sf sale price in PC in many moons. Not including Desert Garden the 5 other sales this year averaged $276/sf with the median at $282/sf.

ample supply ho-hum demand in Alta Vista

First listed last September at $995,000, 6280 N Paseo Valdear sold today for $822,500 ($190/sf) – disappointingly close to the $800,000 the sellers paid in 2003.

This is the 5th sale this year in AV - the others were at $550,000, $665,000, $680,000 & $725,000. So at $822,500 Paseo Valdear is clearly the highest priced sale this year.
And that’s positive, but clearly still not at the pace nor the prices that sellers in AV are hoping for. The 5 sold at an average/median of $688,500/$680,000 after an average of 217 days on market.

And there are12 still for sale starting at $619,000 going up to $1,150,000 at an average/median list price of $895,033/$887,250, at 245 days on market, and counting. 
And there’s nothing in contract. So at the current pace there’s about a 13 month supply of homes in Alta Vista.

is it a coincidence, the lion’s share of price cuts, and sales, are at the lower-end

Between May 15th and June 15th 135 homes that were listed for sale had a price cut.

94 were priced under $600k (that’s 36% of the total number for sale under $600k)

30 were priced at $600k to $999,999 (that’s 24+% of the total for sale)

11 were priced at $1,000,0000 & UP (13% of the total for sale)

And wouldn’t you know it, during that same period 91 homes went to contract and the lion’s share went to homes priced under $600k.

79 were priced under $600k (that’s 31% of the total number for sale under $600k)

9 were priced at $600k to $999,999 (that’s 7+% of the total for sale)

3 were priced at $1,000,000 and UP (a wee 3.5% of the total for sale)

So the owners who can least afford it are being the most aggressive in cutting prices, and are reaping the benefits and selling their homes at a quick clip. While upper-end home owners, who surely have more financial flexibility, are holding out (but for what I can’t imagine), and paying the price with little interest from buyers and lackluster sales.

And as a result,

under $600k there’s a 4.5 month supply of homes

between $600k to $999,999 a 10 month supply

from $1,000,000 & UP a 17 month supply

Holding out hasn’t worked to the seller’s advantage in recent years, quite the contrary, and I don’t any reason to hold out hope that it will in the foreseeable future.

technical difficulties

The Subdivision Searches on my web site > TheFoothillsToday.com < are returning incorrect search results. For instance, clicking on Catalina Foothills Estates 10 returns 552 listings. Gezz!

It appears to be an issue with flex MLS, the provider of our MLS services here in Tucson, and I’ve contacted them and they’re working on it. And for some reason it’s only the Subdivision Searches that are affected, the other searches are OK.

another successful remodel/flip in Skyline Bel Air

5420 E Placita Del Mar sold in September 2013 for $286,100 looking like this;

 

And then it was gutted, remodeled and listed for $475,000 this February looking like this;

and sold yesterday for $445,000.

This is just the latest in a growing line of remodels/flips in the last couple of years in Skyline Bel Air . And it’s been a long  time coming but the transformation from a crop of homes that are tired and dowdy to fresh, vibrant and desirable is now well on it’s way. And with each additional remodel/flip base prices in SBA are going UP, UP. Yet for the foothills, and particularly for such a terrific location, they’re still very reasonable.

talk about a tough sale

Looking for that special buyer for a $1,250,000 home in a $500,000 community, Good Luck. Even if yours is bigger, more, better and nicer, like 5092 N Valley Shadows Place which expired today after 210 days listed at $1,250,000 ($289/sf). (listed by Long Realty)

It’s 4331sf on a .85 acre lot in Bonita Ridge – where the others start at 1941sf and top out at about 3000, on .20 acre and smaller lots. And are listed and sold from $410,000 to $599,000.

Zillow doesn’t seem to care though, they Zestimate it at $1,149,586. So we’ll see, maybe I’m all wet.

Monday price cuts

Except for a couple of price cuts on high-end homes, not much has been reported from the weekend’s activities.

But if you’re shopping in the Canyons you’ll be pleased to hear that 7248 N Cloud Canyon Place has dropped from $2,950,000 to $2,500,000 ($351/sf), its first price cut in 6 months on the market. (listed by Russ Lyon Sotheby's International Realty)

There are 5 homes for sale in the Canyons, from $2,395,000 to $7,900,000 - and with 4 of the 5 listed by Russ Lyon Sotheby’s, they’ve got their work cut out for them. And 1 sale in the Canyons this year at $3,700,000, listed by, guess who, Russ Lyon, it is the highest $$$$ sale in the entire Catalina Foothills since 2007, when another home in the Canyons sold for $3,800,000. However, that was the good news, other sales in the Canyons in recent years have been much less remarkable.

And if you’re looking for a large home on large acreage, say a 6,939sf burnt adobe on 18+ acres, 8451 E Cloud Road may fit the bill. It’s now down to $1,990,000 from $2,200,000 after starting in 2010 at $5,5000,000. Yep, $5.5. (now listed by Russ Lyon Sotheby’s International Realty).

a comeback on Sabino Mountain?

7788 E Tumbling Rock Drive was listed for $1,195,000 last October and sold for $1,040,000 ($241/sf) yesterday. The sellers paid $1,375,000 in 2006. (listed by Long Realty)

Nevertheless, this, and one other sale this March, at $1,075,000 ($260/sf) (they paid $955K in 2003), may be a vote of confidence for the high-end market on Sabino Mountain. In 2006
9 homes sold from $1,060,000 to $1,900,000, but by 2007 it had dropped to 2 sales and by 2010 $Million+ sales had dried up completely. So nothing sold for $Million+ from 2010 to 2012 and then one sale in 2013. And now 2 so far this year, and it’s only June.

But right now there are no prospects for another Million+ sale because there’s nothing for sale at $Million+. There are 17 homes for sale, but they top out at $899,000.

And while these two sales are a step in the right direction, and may be a vote of confidence from buyers, I don’t doubt that other potential high-end sellers are less than ecstatic. Because while they too may want to sell, the low sale prices of today, relative to what they paid in the glory days, just don’t cut it.

4303 E Pinnacle Ridge Place, in Pinnacle Ridge, was listed for $895,000 ($253/sf) and went to contract 22 days later and closed today for $895,000. With the distinction of being the highest $$/sf sale in Pinnacle since 2007. Scouts honor.

And while Pinnacle isn’t exactly a cookie cutter community it’s pretty darn close. All the homes are built by AF Sterling, all built within a few years of each other, all on lots that are 1/2 acre or slightly less, and with 4 or 5 different floor plans. So they’re easy to comp.

Since Jan 1, 2013, there’ve been 5 other sales in Pinnacle with the exact same floor plan as the $895 sale. And they sold from $686,900 to $785,000 - and from $194 to $222/sf.

And wouldn’t you know it, this was a cash sale, no appraisal.

another one bows out

In Cat 10, 3805 E Placita De Piacho sold in 2001 for $1,150,000, in 2005 for $1,350,000 and again in 2007 for $1,575,000. And none of those sales took an inordinate amount of time to find a buyer and close escrow - 47, 81 and 160 days to be precise.

Yet the current listing, which was cancelled today, was on the market for 379 days. And nothing happened. And it was listed for $1,195,000 ($219/sf) when it was canceled, less than it was listed for when it sold for $1,150,000 in 2001 – which I’m guessing they would have gladly taken today. And the house has been extensively updated and remodeled, and very nicely too, since the 2005 sale. And it was beautifully presented in the MLS and the internet.

So even considering that we’re in a really crappy high-end market, I find it absolutely mind boggling that it didn’t sell.

1887 E Desert Garden Drive sold in March 2010 for $1,075,000 and the buyers didn’t add anything new, no new kitchen or shiny gold faucets, nope, they just got rid of that big, ugly ramada

now isn’t that better.

And it paid off. Because when they decided to sell they listed it for $1,319,000, reduced it to $1,265,000 and it sold today for $1,245,000, almost 16% more than they paid in 2010.

And it didn’t hurt that it’s in Pima Canyon, the only high-end subdivision where the supply is low and the demand is high. 4 for sale, 2 in contract and 5 sold since Jan 1 = a very lean 4+ months inventory.

high-end sellers throwing in the towel

So far this year more listings priced at $1,000,000 & Up have been cancelled or expired than have sold - and that’s counting only the expired/cancelled listings that have not been relisted. 23 listings priced at $1,000,000+ have expired or were canceled and have left the market, vs. 17 sold this year.

And while the owners of 6268 N Whaleback Place in Ventana CC, mentioned here

And considering that it was a very special house, with little if any real competition, and with a good track record – selling for $2,950,000 in 2006 and $3,100,000 in 2008 - and the price had never been cut, I was convinced they would hold out for closer to $2.4. And might actually get it. And no one’s ever accused me of being overly optimistic about the high-end market.

On the market since last November when it debuted at $920,000, then dropped to $885,000,
4680 N Camino Sumo went to contract in May and closed today for $800,000 ($234/sf), cash.

This is just the 3rd sale in Cat 10 this year, the other 2 at $815,000 and $975,000. And now, in thick of summer, there’s nothing in contract and 12 homes remain for sale listed from $729,000 to $1,695,000, at an avg/median list price of $1,121,083/$1,170,000.

prices are up, but not by much

the rise in prices from their bottom in 2011 has been much more gradual and cautious than their rise to or fall from their peak in 2006, and with the biggest jump occurring this year.

 

they’re UP 7.5% from 2011, but still down 29% from 06.

But this year’s jump may be due to a normal seasonal jump. Because while this year is far from over, the bulk of our high end sales occur in the first half of the year, and high end sales sell for the highest $$/sf prices – pushing up the average in the first half.
And so as the year progresses and we have fewer high-end sales, the $$/sf number may, and probably will, drop. (the numbers for the previous years are for the full year).

lightning strikes twice

At Whaleback Ridge Estates at Ventana Canyon, 6268 N Whaleback Place had gone to contract in April and fell out a short while later. (mentioned HERE).

The house is absolutely gorgeous, but listed at $2,795,000 it’s in a place where few buyers have ventured this year. Nevertheless, another buyer has come along and it’s back in contract today, just 6 weeks later and still at $2,795,000 ($374/sf).

Surprising, sure. But if you look at the current crop of homes for sale in this size/age/features-amenities/price range, it’s not surprising that a buyer chose this one. I think the only other real contender is John Kline’s house on Saint Andrews in Skyline CC. And, of course, there are differences and plus’s and minus’s to each.

A curious tidbit. Whaleback sold in 2006 for $2,950,000 and sold again in 2008 for $3,100,000. An exclusive group with few members -  homes that actually sold for more in 08 than 06.

not just another pretty face

In Cimarron, 5626 N Via Salerosa sold in 2006 for $510,000 looking dowdy and frumpy;

The buyer then did a top to bottom renovation, including meeting the requirements to qualify for a GOLD level LEED certification. So now it’s not just good looking, it’s super energy efficient too.

It sold in November 2011 for $700,000 (mentioned here > not just scratching the surface < and it’s back on the market today asking $649,000. Hurry!

checking in with Zillow

A Zillow representative contacted me this morning about a blog post I did last December. And in the course of our communication I was reminded of the Zillow Home Values page.
A nifty page where you can enter a neighborhood, zip code or city and, presto!, get the big Z’s take on the market.

One quirk though, I found that if you enter Catalina Foothills as the neighborhood the data only encompasses the area as far east as Craycroft Rd, rather than further east, as it should, to Sabino Canyon Rd. So instead, I entered 85718 and, separately, 85750. If you enter them together the system returns data for one or the other, not both.

First up Zillow’s take on 85718 :

The median home value in 85718 is $407,500. 85718 home values have gone up 4.6% over the past year and Zillow predicts they will rise 3.5% within the next year. The median list price per square foot in 85718 is $181, which is higher than the Catalina Foothills average of $18 [sic]. 
The median price of homes currently listed in 85718 is $475,000 while the median price of homes that sold is $345,250.

- I can’t comment on the the Zillow median home value since it is derived from algorithms created by Zillow and I have no other similar tool. Moving on, the $181 list price/sf is actually correct for the foothills overall, but incorrect for 85718 where it is currently $197/sf.

The 4.6% rise in home values in the past year is likewise tied to the median home value algorithm, so, no comment there either. But for the actual numbers here on the ground, check out my report on May home sales in the Catalina Foothills.

The median price of homes currently listed, from Tucson MLS data, is $691,500
(not $475,000/Zillow). While the median price of homes that sold is $475,000 (not $345,250/Zillow).  So maybe they’ve gotten their medians mixed up -

Market Temperature: Cold Buyers' Market
Based on three metrics—sale-to-list price ratio, the prevalence of price cuts on home listings, and time-on-market—the market temperature provides information on the current balance of bargaining power between buyers and sellers in this zip code relative to other zip codes in the same metropolitan area. A particular zip code may be identified as a good market for buyers in a metro market favorable to sellers overall.Learn more

- Zillow claims that based on the three metrics noted above the 85718 market is COLD, a buyers market. And if we were talking about the upper-end I’d agree wholeheartedly.

But even if we push it and split the market in two, including homes listed/sold up to $999,999 – the bulk of the market – right now we’re looking at 5.8 MOI inventory, (the very definition of a balanced market), but with homes sold in an average of 120 days (too high, so we get nicked for that). And truth be told the lower end, up to about $600 – $700k, is where most of the action is.

And they sold for 96+% of list price - which sounds like pure harmony - with buyers and sellers in close accord. But that’s a fairy tale.

Because the 96% figure is based on the latest list price, which in many-many cases is after price cuts and re-listings,(nicked again) so it’s totally meaningless. And, unfortunately, to calculate the ratio of sold price to Original list price requires pulling the original list prices and calculating each sale individually. Sorry, no can do.

But I’m sure Zillow effortlessly tracks and crunches those numbers and I’ll bet the results do justify a COLD rating. (3rd nick)

I think I’ll save 85750 for another day.

Catalina Foothills home sales UP in May

More homes sold in May than any month this year. And more than every month since last July, after which, sales began to crumble.  

And while May provided a nice boost we’re still down from last May and from last years numbers.
2013 - Jan thru May 388 homes sold
2014 – Jan thru May 292 homes sold - DOWN 25%

But there are also 138 homes in contract, so June has the potential to beat the pants off May and, possibly, narrow the gap with last year. Though there were 158 in contract at this time last year.

Sold prices held their own in May – with a slight drop in the median but a hefty jump in the average.

And sounding like a broken record, sale prices are (still) UP while sales are (still) DOWN from last year. And, I’m out of ideas, would someone, anyone, please offer an opinion, a rationale, for this odd behavior.

2013 - Jan thru May avg/med sold  $464,065/$385,000
2014 –Jan thru May avg/med sold  $$494,003/$415,000 UP 6.5%/7.8%

in Pima Canyon

7373 N Mystic Canyon Drive sold for $800,000 in 2001 and was listed in 2011 for $895,000. And over time it was reduced into the $700’s and eventually sold for $670,000($192/sf) in January 2013. Which I thought was a terrific deal for the buyer; it’s hard to go wrong buying the least expensive home in Pima Canyon.  And there was nothing wrong with it of any consequence, it had some odd and funky finishes and this and that, but they were relatively simple fixes.

I’d shown it a couple times when it was $750 or so, but the funky finishes got in the way, and it didn’t work for my clients. And they wanted a pool and it didn’t have a pool.
So, a good deal but too much work.

Well it’s back on the market today and the funky finishes are gone, replaced by a simpler and more attractive palette, and they added a pool and spa. But it’s no longer the least expensive home in PC, they are now asking $1,099,000 ($311/sf).
