In Cat 10, 3805 E Placita De Piacho sold in 2001 for $1,150,000, in 2005 for $1,350,000 and again in 2007 for $1,575,000. And none of those sales took an inordinate amount of time to find a buyer and close escrow - 47, 81 and 160 days to be precise.
Yet the current listing, which was cancelled today, was on the market for 379 days. And nothing happened. And it was listed for $1,195,000 ($219/sf) when it was canceled, less than it was listed for when it sold for $1,150,000 in 2001 – which I’m guessing they would have gladly taken today. And the house has been extensively updated and remodeled, and very nicely too, since the 2005 sale. And it was beautifully presented in the MLS and the internet.
So even considering that we’re in a really crappy high-end market, I find it absolutely mind boggling that it didn’t sell.
