In Sin Vacas, 2457 E Calle Sin Condena was listed for $929,000 and went to contract 9 days later. (mentioned HERE & HERE) But after a few days that deal fell apart and it went back on the market. But not for long. Because 8 days later it went to contract again. And, as affirmed by the 2 quick contracts, it was a terrific house. I had two out of town buyers who were interested, but it was gone before they got here.
So 2 contracts in a very short time would lead you to believe the offers were reasonably close to list price. But maybe not, because it sold the other day for $815,000 – just 88% of list price, not at all close. Was the $929,00 a bluff, and the sellers panicked and quickly folded to a lowball offer. Maybe, but there are other possibilities, and we’ll probably never know,
