Here we are In the dead of summer, when high-end sales are at their slowest, and two homes just went to contract.
In Finisterra, 6161 E Finisterra Drive, on and off the market since January 2012, when it debuted at $1,950,000, went to contract yesterday asking $1,299,000, just $185/sf - which likely takes in account the cost of some updating.
This is a big house, with palatial sized living areas.
It was for sale in 2005 for $1,999,000, and didn’t sell. So, in an attempt to keep up with a fast rising market, in 2006 they raised the price to $2,950,000, but still no go. And now, with that window of opportunity long-gone, they’ll be getting something closer to $1.299,000.

And in Alta Vista, 6261 E Placita Aspecto, on the market just 40 days and apparently priced just right, went to contract at its first list price of $1,259,000 ($252/sf). It was for sale at approximately the same price last year and the year before, and nothing happened.
