As you are probably all too aware there hasn’t been a single upper-end contract in October. And as today is the 31st it looked as if October was going to be a complete bust.

But, hallelujah, 7075 E Ventana Canyon Drive, listed at $1,399,000 ($275/sf) has saved the day. On the market 231 days it started out asking $1,449,000 and went to contract today.

wondering about $$/sf costs?

Recently I was talking with a client and trying to make sense of the wildly variable $$/sf costs throughout the foothills.

For example, 449 single family homes sold in the Catalina Foothills in the last 6 months at an average $$/sf sold price of $167/sf. But that average $$/sf cost is meaningless, because there’s no such thing as “the average foothills home’'. It doesn’t exist. They come in all shapes and sizes and were built as far back as the 1930’s and as recently as last month. They’re gated and non-gated, on large sprawling lots and squished onto postage stamp lots. And those differences and many, many more are reflected in the $$/sf cost.  

Here’s a look at a few of the countless ways $$/sf costs are influenced.
The $/sq.ft. costs below are for homes sold in the Catalina Foothills
from 4/30/14 – 10/30/14.

And every home in the foothills is a patchwork of these and many other variables that affect their $$/sf cost.

Hang in, the end is near, just one last thing. The highest, the lowest and the homes that sold for the overall foothills average of $167/sf.

Top Honors for the highest $$/sf sale goes to 7557 N Secret Canyon Drive in the Canyons. 
These lucky buyers shelled out $3,700,000 ($706/sf), twice as much as the 2nd highest, which sold for $1,900,000 ($356/sf). An honor they may hold for many moons.

And the lowest, a foreclosure in Sabino Vista South that sold for list price, $425,000, at $58.60/sf.

And finally, 7 homes actually sold at $167/sf, the current average $$/sf sold price for the entire foothills. They sold from $315,000 all the way up to $850,000. And some had pools and others didn’t, a couple were in gated communities and others weren’t, they were built from 1974 to 2003, five were single story and two were 2 stories, they ranged from 1890sf up to 5100sf, they were constructed of adobe, insulated concrete and frame stucco, and they’re located in 85718 and 85750 … and they all sold at $167/sf. Amen!

Aside from lower priced homes, which continue to defy the inertia of the rest of the market, the market for homes priced above $750k or so, is dull and nearly lifeless, with few signs of enthusiasm from buyers. So sellers are having to rethink their strategies and sharpen their game. And relisting your home at a new price is often the best way to do it. Here then is a selection of recent ‘new listings’ of homes that had been listed before but did not sell, along with what they were asking then and what they are asking now. This trend is likely to continue if, as the season progresses, things don’t pick up.

In Ventana CC, 6010 N Desert Moon Court last sold in 2007 for $1,015,000. And was listed in 2012 for $998,000 and in 13 for $959,000, and so on until it expired this past May at $799,800. And, ta-da, today it is relisted for $759,000 ($254/sf).

In Finisterra, 6900 N Vista del Pueblo last sold in 2005 for $1,400,000. And in 2011 it was listed for $2,500,000 (and according to the listing had been completely remodeled)  and hung on at $2.5 until 2013, but failed to sell and is now back priced at $1,995,000 ($299/sf).

Up on Sabino Mountain, 4081 N Quail Canyon Drive has for the first time dropped a tad below its 2005 sale price. Sold in 05 for $875,000 it was listed in 08 - for quick 54% profit - at $1,349,000 (in 08 no less). And since then the asking price has dropped and dropped again, and after expiring this past June at $899,000, it is now back at $865,000 ($235/sf)

And talk about missing the mark. 3613 E Placita Lindura in Cat 10 started out in 2006 at $2,600,000, dropped to $1,750,000, then, look out below, dropped to $1,195,000, but still it didn’t sell. And now, finally ready to face the music, it’s been re-relisted for $1,000,000 ($265/sf).

3039 E Placita Los Siete Adobes, a charming Jim Gray adobe sold as a short sale this past March for $615,000, and looking to make a quick buck was listed two months later for $785,000. But there were no takers and now, 7 months later, it’s still for sale, recently relisted for $744,900 ($310/sf). However, it should be noted that the home next door, nearly an exact replica of this one, sold last July for $725,000 ($301/sf).

In 2006 7207 E Stone Canyon Drive, up in the Mountain Estates of Ventana, was offered for $5,000,000 and sat there until it expired 228 days later.  And now, 8 years later, it’s having another go at it, this time for $3,500,000 ($553/sf). Encouraged, perhaps, by the two sales in the mountain estates earlier this year.

This doesn’t fit in with the rest of the relisted homes, but… Looking to make a quick flip in Ventana, 6398 N Desert Wind Circle sold this past February for $525,000 and was (according to the listing) totally renovated, and is now asking $669,000 ($289/sf).

A 1936 Joesler at 5353 N Camino Escuela had been for sale for $2,750,000 with 13 acres, but that didn’t fly so they chopped $550,000 from the asking price and 5 acres from the offering. It’s now $2,200,000 ($390/sf) with 8 acres.

So far in October 75 single family homes have gone to contract in the Catalina Foothills; which is pretty busy for 29 days in October. But 70 are priced below $700k, with just 5 above it, and they top out at $925k… (link expires 11/29/14)

the surge has fizzled

In August and September I reported often and enthusiastically on the surge in $1,000,000+ contracts. A surge that came out of nowhere and has now, apparently, returned to nowhere. 

There’s a reasonable amount of activity in the market, but the bulk of it tops out in the $500’s, with a smattering in the $600 to $800 range, but not a single contract at $1,000,000+ since September.        65 contracts since October 1st

On the bright side the August/September surge contributed to 5 sales at $1,000,000+ so far this month.

And there are 89 for sale from $1,000,000 to $13,900,000

surprise-surprise, another no-show for COMCAST

Since early September COMCAST has scheduled 4 appointments, and missed 4 appointments, to replace my main cable line – the line that comes to the house from the street. The latest no-show was today, the 4th appointment they scheduled.

And every time an appointment is scheduled they assure me that everything’s set and everything will get done, but it never gets done. And none of the COMCAST service reps have any explanation as to why no one showed for the previous 2 or 3 and now 4 appointments. They all say, I dunno,

Today they said they’d try and get someone out by the end of the week, as if they were doing me a favor. What gall. 

UPDATE; it’s now Wednesday and it looks like COMCAST is not going to get someone out by the end of the week. Just received an email from them stating that the new (that’s the 5th)estimated completion date is November 13th.

COMCAST is the worst.

So bad that some city governments are trying to bar COMCAST from entering their city, why, because of COMCAST’S well earned reputation for horrible service.

our lop-sided market

As I mentioned the other day we’re going through a quiet time in Catalina Foothills real estate, the time between the end of summer and the start of the fall-winter selling season. And, except for the lower-end of the market, (which never takes a break) there’s not much action.
Though there are some new listings popping up as sellers and their agents prepare for the hoped for onslaught of the upcoming season - should it actually materialize.

We’ll see, but for now, here’s why I call it our lop-sided market. 

Right now there are 434 single family homes listed for sale at a median list price of
$549,000. The median is the middle price point, and there are 218 listed up to the median of $549,000 & 216 listed above it.

And in the last 90 days 214 homes have sold; 158 sold up to the median list of $549,000 & just 56 sold above $549,000.

So while there are an equal number of homes for sale above and below the median list price, the lower half is selling almost 3X as many homes as the upper half.

The MOI (months of inventory) up to $549,000 is very lean at about 4 months, while above $549,000 it’s closing in on 12 months inventory.

a boost or a boondoggle

Mortgage Giants Set to Loosen Lending

Fannie Mae , Freddie Mac and mortgage lenders are nearing an agreement that could lower barriers and restrictions on borrowers with weak credit, a move that would expand access to home loans amid the sluggish housing recovery.

The move by the mortgage-finance giants and their regulator, the Federal Housing Finance Agency, would help lenders protect themselves from claims of making bad loans, according to people familiar with the matter.

Fannie and Freddie are also considering programs that would make it easier for lenders to offer mortgages with down payments of as little as 3% for some borrowers, the people said. That would be a reversal for the loan giants. The moves could be announced as soon as this coming week.

Regulators and White House officials have struggled to expand access to mortgages, which have been hard for some borrowers to get since the financial crisis despite a sharp rise in home prices. But the likely moves by Fannie and Freddie could provide kindling for critics who worry about repeating some of the mistakes that led to the housing boom and bust.

3rd time’s the charm

I very seldom use this blog to vent my personal angst and frustration, but for COMCAST I willingly make an exception.

In early September I called COMCAST because my phone, internet and TV service, all of which are supplied by COMCAST, was spotty and not working properly. And a few days later a very nice COMCAST technician arrived at the house as scheduled and tested here and there and quickly determined that the main COMCAST cable line from the street to the house was worn and faulty and needed to be replaced. OK, so far so good.

And after making a call to COMCAST central he informed me that the line would be replaced between September 25th and October 9th. I thought, geez, a 2 week window, but then I figured, how could they miss with a 2 week window. But they did. September 25th to October 9th came and went and COMCAST never showed. I did get an email from them on October 9th informing me that they weren’t able to get the job done as scheduled and had rescheduled it for October 16th. That’s Today. And today has now come and gone and once again COMCAST didn’t show, didn’t call, didn’t do anything.

So I called COMCAST a little while ago, and after spending a fair amount of time explaining the situation to the COMCAST Customer Service Representative - who persisted in questioning whether or not I really needed the main line replaced, because as far as she could tell everything was working just fine and dandy – she informed me that she scheduled a technician to come out this Sunday between 11AM and 1PM to replace the line. But I’m betting that that’s not going to happen. I explained to the COMCAST Customer Service Representative that the distance from the street to the COMCAST box at the house was more than 300’ and that they would have to dig a trench to bury the new line. And that it would take more than just a technician to do it. But she assured me that they’d get it done. OK, we’ll see.

But worse yet, despite my own crappy personal experiences with COMCAST, I have to inform my clients that, like it or not, COMCAST is the only choice for broadband internet service in the Catalina Foothills. For TV and phone there are other choices, but, for the time being anyway, we’re stuck with COMCAST.

UPDATE: Sure enough, I called COMCAST again this morning and spoke with yet another COMCAST customer service rep and he confirmed that the Sunday appointment was unnecessary because it was scheduled for a tech to come out and do what had already been done before - test the line that was already tested and already found to be faulty - and not to replace the line.
So that appointment was cancelled and new one, now the 4th appointment, was set up for 10/21 to replace the line. I’m hopeful, but I’m not holding my breath.

6060 N Pinchot Road was first listed in April 2012 (prior to being completed) for $1,895,000 and sold today (859 days later) for $1,325,000 ($252/sf). A fairly good deal for the buyers, I think, if this is your cup of tea. The interior is actually very nice.

And though it looks like it’s sinking, it’s not, it’s just down a wee bit below the driveway,

3rd highest sale ever in Skyline Bel Air

6220 N Camino Esquina closed today for $825,000. In 2008 there was a sale for $865,000 and in 2006 the big winner was a buyer who paid  $1,100,000 in SBA.

And don’t get me wrong, I like Skyline Bel Air, I’ve written about it often (e.g., HERE HERE & HERE) and as far back as 2009 I tagged it as  the next hot spot for fixer uppers, but not at $800k.

And the hot spot prediction came true; sales in the last few years have been very good, with many homes sold and some of them bought, fixed up and resold. But even with that the average sale price for the last few years is $412,423 and the median is  $387,700. A long way from $800k.

But apparently there are buyers out there who are even more optimistic than I am about Skyline Bel Air. And, unlike me, are willing to put their $$$ where their mouth is.

this scam has legs

Last March I posted a piece about an alarm system scam that was going around, aptly titled; the latest Alarm system scam

Some neighbors have been contacted by an alarm company called Security Networks, although they don’t identify themselves as such. I have received complaints from those who are customers of ADT Alarm Systems, and others. The Security Networks caller or visitor indicates that they have been authorized by ADT (or whatever your system is) to offer an upgrade to a better and less expensive system. These people may be driving the neighborhood to look for yard signs identifying alarm system customers. They attempt to sign customers to a 5-year contract for their system, which would actually replace ADT or whatever system the customer currently has. An online check of security systems and alarm companies reveals many, many complaints against Security Networks and their techniques. Although they indicate they will arrange for the change in billing from your current company, that apparently doesn’t happen, resulting in a period of double billing. The complaints about this company sound very much like the recent information I received from the Garden District NA in central Tucson about GE Honeywell representatives going door-to-door and pressuring people into buying their service. Last year, the Tucson Citizen did a report on such sales tactics: …

And I never heard about it again until today when I was contacted by Bret Buganski, a reporter for KVOA News 4, who came across that post while doing research for a story on this very same scam. Which, incredibly enough, is still going around.

the last few days

I’ve been absent, I was off camping in the wilds of southern Arizona, getting away from it all with some buddies.

Since then; nothing earth shattering, some new upper-end listings, a couple of sales, but not a single contract.

4737 N La Rueda, recently expired at $1,150,000, is now back at a range price of $1,000,000 - $1,150,000.  in Flecha Caida. (listed by Long Realty)

4450 E Coronado Drive sold for $1,150,000 in 05 and is now asking $1,195,000($242/sf) in Coronado Foothills Estates. (listed by Long Realty)

7180 E Ventana Canyon Drive is once again for sale, now at $1,525,000 ($320/sf), a smidge lower than when it expired 6 months ago. It last sold in 05 for $1,245,000 and was listed 2 years later for $1,999,900 – and failed to sell – and was eventually reduced to $1,550,000 and nothing still happened. (listed by Long Realty)

And up in the Mountain Estates at Ventana, 7207 E Stone Canyon Drive, which expired unsold in 06 at $5,000,000, is once again for sale now looking for $3,500,000 ($553/sf). (listed by Long Realty)

After starting out in late 2012 at $1,295,000, and pretty much holding the line since then, 6261 E Placita Aspecto, in Alta Vista, has sold for $1,180,000 ($236/sf). A much needed sale in AV, where sales at $1.0+ have been scarce non-existent this year. (10 for sale in AV, 4 of them at $1.0+)  (listed by Long Realty)

Also in Alta Vista, 6691 N Avenida De Las Palazas has sold for $867,677($161/sf) after starting out in Feb 2013 at $1,099,000. Disappointing, I’d imagine, since it last sold in 2003 for $950,000.  (listed by Long Realty)

In Cat 10, 4490 N Via De La Granja, a short sale, has closed for $1,125,000 ($169/sf), off a $1,400,000 list. It started out in June of 2012 at $2,000,000, but eventually got the message, whereupon the price was reduced and Mr. lender agreed to chip-in about $600k. (listed by Long Realty)

16 were priced from $129,900 to $535,000
1 each at $698,000 & $925,000

19 contracts is about par for the course at this time of year. A time when summer is finally over, but the fall-winter season has barely gotten into 1st gear. Though sellers are gearing up, 47 homes were listed or re-listed during the week of 9/29.

3rd Quarter Sold Prices

And just when things were going along so nicely too; reporting on Q2 prices in July I said, … like it or not, single family home prices are rising in the Catalina Foothills. Blah, blah, blah …

 

Well, that was then. Now, for the 3rd quarter, prices have given up most of those gains and are nearly down to where they were in the 2nd quarter of 2012.

And with fewer homes selling (except for a little uptick at the high-end) and with the stock market now teetering, who knows what’s in store.

and I thought it was just us

I’ve been reporting on the much improved high-end market in the Catalina Foothills since early August. A few examples are HERE   HERE  HERE & HERE (or, under CATEGORIES click Catalina Foothills Luxury Homes and see it all)

But it turns out that it’s not just us that is seeing a surge in the high $$$$ market. It’s happening in Vail, in Greenwich, in Bev Hills and other tony locales across the USA. And at $$$$ that make ours look downright puny.

           Luxury Homes: Priced to Sell at $30 Million
The most expensive homes are spending less time on the market

Want to sell your home fast? Maybe you should list it for over $30 million.

Luxury homes are selling faster than last year, according to data through July from listing website Realtor.com. And while bigger price tags typically mean more days on the market, homes listed for over $30 million spent less time idling than their (slightly) less expensive counterparts.

According to Realtor.com, the median age of listings ranged from 80 days for homes listed at less than $1 million, to 180 days for homes just under $30 million. Above $30 million, median time on market dropped to 139 days. That is partly due to the fact that some of these homes are marketed quietly before hitting the market, and partly because this segment is attracting a more engaged group of buyers, said Jonathan Smoke, Realtor.com's chief economist. Across all price points, the national median age of listings is 82 days, down from 85 in July 2013.

The change has been dramatic in Vail, Colo., where it was common for homes above $15 million to linger on the market for more than two years. Now they're "trading in months, not years, and sometimes in weeks," said Tye Stockton, an agent with Ascent Sotheby's International Realty, pointing to a home listed at $19.9 million that went into contract in under 45 days. Like many, Mr. Stockton attributed the change to the uptick in the stock market as well as the improving economy.

Not only are these houses moving fast; many are commanding near-record prices a square foot, he added.

In Greenwich, Conn., Tamar Lurie with Coldwell Banker is expecting about 20 sales above $10 million this year, which is roughly twice the number sold last year. In July, she was one of two agents who sold the Armonk, N.Y., home of Ron Howard for $27.5 million. Ms. Lurie said they had an accepted offer in the first week, and the house sold at asking price in less than three months.

The change is happening at all levels of the luxury market. Billy Rose, co-founder of the real-estate brokerage the Agency in Beverly Hills, Calif., said average time on market for homes in Los Angeles over $1 million was just 67 days in the second quarter. In one case, a roughly $2 million listing in Hancock Park lingered on the market last year before being taken down. This month, the same home came back on the market and sold above asking price in one day.

Catalina Foothills Home Sales for September

The good news is, that with the exception of May and June, more homes sold in September than in every other month this year. And even more impressive, more homes sold this September than in any September since September 2004. And for the most part it’s not just a few more sales, it’s more like 30 to 50% more. So a big September, for sales.  

 

Total sales YTD are as follows;
2013  January  – September   708 homes sold
2014  January –  September   593 homes sold

So we’re still trailing last year by 16%, but in July we were trailing by 23% and in August by 19%. So we’re down, but we’re moving up.

However, September sold prices didn’t fare nearly as well. With the exception of February and July, September prices came in lower than every other month this year, though quite a bit higher than last September.

YTD, here are the average/median sold prices.

thru September, prices are now UP 6% & 2.6% avg/median from last year. Which is drop from where they were in August, 6% & 5.7%. And a mixed bag from the 4.4 & 4.3% they were up in July. One thing’s for sure, prices aren’t going thru the roof.

It’s just October 2nd but already we’re seeing a trickle of new upper-end listings. Listings that normally might not make an appearance until later in the year, but are jumping the gun and hoping to take advantage of the recent uptick in upper-end contracts and sales.
And why not, it’s happening now, and two or three months from now it may not be happening.
