Since then; nothing earth shattering, some new upper-end listings, a couple of sales, but not a single contract.
4737 N La Rueda, recently expired at $1,150,000, is now back at a range price of $1,000,000 - $1,150,000. in Flecha Caida. (listed by Long Realty)
4450 E Coronado Drive sold for $1,150,000 in 05 and is now asking $1,195,000($242/sf) in Coronado Foothills Estates. (listed by Long Realty)
7180 E Ventana Canyon Drive is once again for sale, now at $1,525,000 ($320/sf), a smidge lower than when it expired 6 months ago. It last sold in 05 for $1,245,000 and was listed 2 years later for $1,999,900 – and failed to sell – and was eventually reduced to $1,550,000 and nothing still happened. (listed by Long Realty)
And up in the Mountain Estates at Ventana, 7207 E Stone Canyon Drive, which expired unsold in 06 at $5,000,000, is once again for sale now looking for $3,500,000 ($553/sf). (listed by Long Realty)
After starting out in late 2012 at $1,295,000, and pretty much holding the line since then, 6261 E Placita Aspecto, in Alta Vista, has sold for $1,180,000 ($236/sf). In Cat 10, 4490 N Via De La Granja, a short sale, has closed for $1,125,000 ($169/sf), off a $1,400,000 list. It started out in June of 2012 at $2,000,000, but eventually got the message, whereupon the price was reduced and Mr. lender agreed to chip-in about $600k. (listed by Long Realty)
