Single Family home sales rose in October to the 2nd highest sales/month this year.
Bottom line, YTD Total sales are as follows;
2013 January – October 773 homes sold
2014 January – October 674 homes sold
So we’re still trailing last year by -13%, but last month we were trailing by -16%, and in August by -19% and back in July by -23% . So sales are still down vs. last year, but they’re moving up, steadily.
And sold prices also moved up in October, though we did not hit any new highs.
YTD, here are the average/median sold prices.
2013 January – October $461,451/ $394,000
2014 January – October $486,772/ $400,000
So prices are now UP a smidge vs. last year – 5.5% average & 1.5% median.
But in August, they were UP 6% & 5.7% vs. last year, and in September it was 6% & 2.6%. So they’re still UP but they’re losing ground. And are certainly not going thru the roof.
*** In reviewing sales for previous months I discovered that each month at least a few sales were reported after I had posted my monthly reports. So I went back and recomputed the sales numbers and sold prices for January – October and adjusted the above charts to include those final-final numbers. So the above charts will differ ever so slightly from the charts posted in previous months. September, for instance.
