In Cat 10 3780 E Sumo Quinto, a Michael Franks designed, La Quinta Built, unique desert contemporary, was listed in September 2013 at $1,395,000, had a one price cut to $1,299,000, and went to contract this September and closed yesterday at $1,100,000 ($197/sf). A bargain for the right buyer.

But it’s definitely one of those “for the right buyer” kind of homes. It was custom built and I’m sure it worked great for the owners. But it was really two homes. A spacious and sprawling 3900sf main house with just 2 bedrooms, and completely a separate 1653sf guest house with two bedrooms. To many potential buyers the main house - with just two bedrooms, one of which was being used as a very big office - would have felt just too big. And at 1653sf the guest house was no pipsqueak either. And unless you had a regular flow of out of town guests the guest house probably felt like more than most people needed or wanted in a guest house. Personally, I loved it, and admired the striking, yet understated architecture.

And then there’s the foreclosure on Sabino Mountain - 7525 E Crested Saguaro Place.
It was listed in mid August at $1,175,000 and was in contract two weeks later, but that deal fell thru. And two weeks after that it was in contract again and closed yesterday for $1,225,000 ($186/sf) – so maybe a little bidding war.
Timing – it last sold for $2,250,000 in the dark days of October 2008.
The architecture doesn’t do much for me, and being squished onto a narrow lot with a west facing backyard would not be a plus. But someone liked it.
