In Pima Canyon, 2087 E Desert Garden Drive was listed in July for $2,174,319 ($375/sf), went to contract in 45 days and sold the other day for $1,999,500 ($345/sf). 92% of original list price, almost unheard for upper-end sales.
But practice makes perfect.
While it had been off the market since May 2012 when it expired at $2.495, it had lots of practice before then. It sold in 03 for $2,200,000 and was listed in December 08 for $3,300,000. And between then and 2012 it tested the waters at various prices and with various listing agents between $3.3 and $2.495.
When it was listed in July I commented, “If you’re looking for opulent,lavish and luxurious, look no further. And well built too, with more stone than Stonehenge”

This is the 11th sale this year in PC, and by far the highest priced of all. The other 10 were at $890,000 to $1,370,000. And at the moment there are just 4 for sale in Pima Cyn.
