where, as you’ll see, sellers, listing agents and Zillow are often at odds. And all of them are often at odds with buyer’s expectations too, which are the only expectations that really count, if you really want to sell.
Take 6664 N Avenida De Las Palazas in Alta Vista, it started off in 2011 at $1,095,000 and after 3 years and a string of price cuts it finally sold the other day for $729,000 ($155/sf) – awfully disappointing – but not nearly as disappointing if Zillow, who valued it at $547,000, had had its way. (listed by Long Realty)
And if Zillow is right about 7391 N Finger Rock Place up in the Canyons, buyers should be banging down its doors. It started off in 2011 at $2,995,000 and after dropping
$100-thou here and $100-thou there it’s now at $2,295,000 ($364/sf) while the big Z says it’s worth $2,800,973. Hurry! (listed by Russ Lyon Sotheby's Int Realty)
6470 N Ventana Canyon Drive in Ventana CC was listed this past February for $1,475,000 and dropped to $1,290,000, and dropped again yesterday to $1,097,000. And if you believe Zillow, who values it at $1,419,667, it’s another bargain just waiting for the right buyer to come along. (listed by Long Realty)
4992 N Avenida De Castilla started out at $895,000 in late 2013 and since then has worked its way down to $735,000 – passing $835,000 along the way - OOPS! While Zillow zestimates it at $835,000. (listed by Long Realty)
And sticking to its guns, 4860 E Placita Tres Vidas in Skyline CC was listed in February for $1,895,000 and expired 6 months later, still at $1,895,000, and was relisted the other day at $1,895,000 ($373/sf). Zillow’s zestimate - $1,146,296. Now that would be disappointing.

In Coronado Foothills Estates 4525 E Don Jose Drive is also not budging. Listed in November 2013 for $1,249,500 it expired the other day at $1,249,500. And was promptly relisted at $1,249,500. But they at least are in sync with Zillow who pegs it at $1,186,475 -
a reasonable final sale price after some friendly negotiation. (listed by Long Realty)
6010 N Desert Moon Court was listed at $998,000 in December 2012 and expired this past May at $799,800. And after a 6 month hiatus it was relisted the other day at $759,000 – another bargain given Zillow’s valuation of $797,423. (listed by Long Realty).
