OOPS! an inauspicious ending for 2014.
Following November’s ‘sluggish’ sales, December sales dipped even further, and is 2nd only, and just by a hair, to November 2013 for the lowest sales in 2 years. And it’s worth noting that it’s not just a December/Ho-Ho-Ho Holiday thing. Previous Decembers have fared better –
2011 - 63 sales, 2012 – 61, 2013 – 62, 2014 – 47.
Oh well.
Bottom line, total single family home sales are down 12% from 2013.
2013 – 880 sold
2014 – 772 sold
And while December sold prices dropped from November’s exceptional jump, which is not surprising, they’re still UP there and amongst the top half for 2014. Even with falling sales.
Bottom line, average/median single family sold prices are UP 6%/1.3% for the year.
2013 – $463,994/$395,000
2014 – $492,215/$400,000
