3524 E Windy Point Dr sold for $1,325,000 in 2005 and was listed for $1,250,000 in 2013 – just 5.7% below its 05 sale price - while in the real world, prices were closer to 22% lower than 05 prices.
So nice try, but no one took the bait. By September 2014 it dropped to $1,149,000 and still no go. So it was relisted with a new agent and new broker at a new price, $1,045,000, and BINGO!, 43 days later it was in contract and sold today for $1,005,000 – 24% off its 05 sale price.
And while that may be a bit lower than where prices are today vs 05, sitting on the market for 18 months does not usually increase a home’s value in the eyes of buyers.
