Yesterday, after posting the March sales numbers, I mentioned we should take a look at quarterly numbers to help smooth out the erratic ups and downs of the monthly numbers, and to try and get a feel for longer term trends. And, voila, here they are. But, please, don’t shoot the messenger.
This is for single family homes sold in the Catalina Foothills of Tucson, AZ – from the 1st Qtr. of 2012 thru the 1st Qtr. of 2015.
And even the quarterly numbers are still pretty erratic, but not so much that we can’t decipher some trends. Such as the downward trend in sales since the 2nd Qtr of 2014 with flat sales over the last 6 months
And sold prices for the 1st Qtr. of 2015 that are lower than they’ve been since the 1st Qtr. of 2012.
Taken together, the downward trend in sales and prices is disconcerting.
So there’s a lot riding on what happens over the next 3 months, because April – June are traditionally the busiest months for foothills home sales. And therefore our best chance to pull out of this slump.
