And adding to the wonder of it all is that Cat 9, which isn’t known for $1.0+ sales, hasn’t seen a 7 figure sale in 5 years. Going back to 2006 there’ve been just 3 other sales above $1.0mil, with $1,090,000 as the 2nd highest, making this sale all the more noteworthy. And there was a mortgage taken, so apparently it appraised – even though the avg/med sold price for the last 6 months in Cat 9 is just
$571,000/$610,000. It previously sold for $1.2 in 2005.
And Zillow supported the price, they Zestimated it at $1,009,948, close enough.
