The $300,000 price range is HOT, and the best of the bunch are going fast.

– but not everything is selling like Hotcakes. Here are a few recent examples.
1142 E Via Entrada , in Cat 7, sold for $335,000 the other day from a $319,900 list price in 7 days (I suspect a contract was offered in the first 2 or 3 days but because it was an estate sale it took some time for the attorneys to vet the multiple offers)
a 1973 burnt adobe, 2469sf on .86 of an acre with a pool and some mountain views, 2 car garage. Sure, it needs updating – but throw in about $75k for remodeling and for around $400 -$425k, about $170/sf, you have a remodeled classic in a great foothills location. A no-brainer.
And Zillow liked it, they had it at $431,775.
4155 E La Cadena , Flecha Caida Ranch Estates, sold for $350,000 from a $345,000 list price in 4 days - a 1959 burnt adobe, 2025sf on 1.18 acre hilltop lot with big views, gorgeous vaulted ceilings, 2 car garage, no pool. ditto on the updating. And a near bulls-eye for Zillow at $339,823.
7782 E Sam Hill Place didn’t fare quite as well??? A newer home, built 2001 (in Shadows at Sabino, a community of very similar and highly comparable homes) it was listed last June for $415,000 ($138/sf) – which looks spot-on on paper – but no one bit so it was reduced to $350,000 this March and sold for $355,000 ($118/sf). While other recent sales in there went for $143 - $161sf. ??? And Zillow had it at $413,705, or $137/sf. A mystery, to me.
3614 E Kingler Spring Place, in Foothills Clusters, sold for $365,000 from a $374,900 list after starting out 129 days ago asking $399,000. Zillow was gung-ho though pricing it at $456,987.
6840 N Andrea Doria Drive, in Casas Adobes Estates, at the very western edge of the Catalina Foothills, sold for $360,000 ($183/sf) from a $429,000 list after 94 days. A 1972 burnt adobe with sq. footage to match – 1972 sf. Bingo! for Zillow who had it at $357,314.
