Finisterra (click subdivision names to see all the homes currently for sale, continuously updated)
Guard gated, located north of Sunrise and just west of Craycroft, mostly single family homes with maybe two dozen townhomes. Most homes built in the 80’s and 90’s with some specs in the 2000’s. One and two story homes, views, mountain and city, particularly from the upper reaches of Fin.
Currently 6 single family for sale from $439,000 to $1,249,500
2 in contract - at $875,000 and a new contract today at $1,995,000.
1 sold since January 1st at $1,150,000 = 21 months of inventory.
And last year was not a banner year either, with just 3 single family homes sold for - $530,000, $775,000, $1,010,000.
Foothills ll
North of Skyline Dr off N Alvernon, mechanical gate, homes built from the 80’s and well into the 2000’s, one and two story, mountain and city views are possible, and home to one of my favorites, the WOW house.
Currently 2 for sale for $785,000 and $1,685,000 (one of the few real contemporaries in the foothills)
nothing in contract
1 sold since Jan 1 at $1,005,000
And 1 sold last year at $1,043,000. And that’s it.
Skyline Country Club
A guard-gated golf community (the oldest in the foothills) with oodles of character and charm and some of the most dramatic home sites to be found, with mountain, city and golf course views. Convenient central foothills location, townhomes and single family homes in a wide variety of sizes, shapes and prices, built from the 1960’s well into the 2000’s, with more rehabs, remodels and renovations than “this old house”. Plus, a fantastic club house with a bar, restaurant, knock your socks off views, fitness center, golf, tennis -on clay courts, and a humungous pool. Check out the Skyline CC website for pictures and more info.
Currently 23 homes for sale from $600,000 to $2,500,000
5 in contract from $499,000 to $1,395,000
and just 4 sold since Jan 1 from $500,000 to $945,000
And with all that going for it sales are still struggling, now with about 20 months of inventory
And the Mother Ship, Catalina Foothills Estates 1 – 9
Are you looking for an established area, an area of character and charm, with homes in a variety of styles, sizes and prices - an area that’s about as far from cookie-cutter as you can possibly get. Then you may want to start your search in Catalina Foothills Estates. This is where the first homes in the foothills were built in the 1930’s by the developer John Murphey and Josias Joesler, a Swiss architect. Since then, and to this day, homes continue to be built, re-built and remodeled in Catalina Foothills Estates.
The Catalina Foothills Estates is comprised of nine areas or subdivisions, not gated.
Catalina Foothills Estates is the first and original of the nine, and from there they’re numbered, Catalina Foothills Estates 2, Catalina Foothills Estates 3, and so on up to Catalina Foothills Estates 9. (there is Catalina Foothills Estates 10, but it is gated and therefore, in my opinion, separate and different from areas 1 – 9, though others may disagree)
Looking at the current roster of homes for sale they start at $435,000 and covering just about every price range in between, go up to $3,250,000. They range from 1700 up to 7300 sq. ft., and were built from 1936 (3 for sale built in 36) right up to 2014. And they run the gamut of styles from a variety of Joeslers to Sante Fe, Territorial, Mediterranean, Southwestern, South West Contemporary, Contemporary, Spanish Colonial, Ranch and others that are an eclectic mix.
However, all Catalina Foothills Estates homes do have a few things in common – a lush Sonoran desert environment in a fantastic foothills location. And, as I’ve often observed,
home owners in Catalina Foothills Estates are especially pleased with and proud of where they live, and are eager to preserve the area and the quality of life that it affords them. (the above description was lifted from a previous post)
