7707 N Ancient Indian Drive sold for $1,450,000 ($260/sf), cash, from a $1,599,000 list price – 90.6% of list price in 106 days. Quick for that price range but I figured they’d get closer to list. It’s a very impressive house with to-die-for mountain views, it’s newer and it’s in Pima Canyon. Key items that are found on many upper-end buyers wish list. And it was beautifully presented, easy to show and it showed very well.
But for some reason sales in Pima Canyon are way down this year. Of course upper-end sales are down all across the foothills. But in past years PC has held its own when sales were down in other areas of the foothills.
Incredibly enough, this is only the 2nd sale this year in PC, the other was for $975,000
– 6 remain for sale – and there’s nothing in contract.
During the same period in previous years;
2014 – 6 sales
2013 – 14 sales
2012 – 11 sales
2011 – 8 sales
2010 – 6 sales
2009 – 4 sales
2008 – 4 sales
7707 last sold as a new spec home for $1,400,000 in 2012 after starting out in 2010 asking $2,250,000. But that was then, in the pits of a faltering economy, falling real estate prices and the dark shadow of gloom and doom.
