You’d think so. So let’s look at a hypothetical buyer looking for a home in the Foothills with a fairly broad price range of $600,000 to $750,000.
At $600,000 to $750,000 there are 50 single family homes for sale. Plenty to choose from, right. More than enough, let’s refine our search.
- you want 4 bedrooms & 3 or more baths – that whittles it down to 39 homes
- you’d like it to be approximately 2800 – 3800 sf, 28 homes to choose from
- and you want about an acre of land, let’s say .75 or more – that brings it down to a nice, manageable 16 homes.
- district 16 schools, aha, – 10 to choose from
- and west of Craycroft, in 85718 zip – 7 lovely homes
- and built from 1990 or later – oops!, that narrows it down, 3 homes. Take your pick.
Run the same search for homes priced $750,000 to $900,000 (upping the sq footage to 3500 to 4500 sf) and whattaya get – you start with 52 and end up with 4.
The point is after putting in some very basic criteria there are 3 (or 4) homes to choose from And we didn't even get into the preferred style, whether it’s in a gated or non-gated area, city or mountain views, and a slew of the other preferences of a typical buyer.
It happens every time. Once you start breaking down all the homes for sale in the Foothills, which run the gamut from under $200k to over $6 mil, you end up with too few, not too many, to choose from.
