26 were priced from $167,900 to $579,900
6  from $600,000 to $889,000
1 at $1,195,000 & 1 at $1,975,000

A decent catch (with not all huddled at the bottom end) for 2 Hot & Dry weeks in July.

another sale in Pima Canyon and another re-set for PC prices

 1507 E Desert Garden Drive, Tucson, AZ 85718 was listed for $1,799,000 in January and sold for $1,500,000 the other day. And that’s the good news. (Zillow had it at $1,659,286)

The not so good news is the sellers paid $2,400,000 for it in 2006.

Looking at sales in PC just since January 2014 there’ve been quite a few price re-sets in recent years.

7398 N Mystic Canyon Drive sold for $1,227,000 in August 2008 and for $950,000 last week.

1347 E Desert Garden Drive, Tucson, AZ 85718 went for $1,075,000 in 2012 and for $945,000 in 2014.

7756 N Canyon Spirit Way, Tucson, AZ 85718 got $1,175,000 in 2012 and $890,000 in 2014.

2203 E Quiet Canyon Drive, Tucson, AZ 85718 sold for  $1,126,664 in 2006 and for $975,000 in 2015.

2067 E Desert Garden Drive, Tucson, AZ 85718 has seen it all. It sold for $1,813,000 in 2006, for $1,500,000 in 2009, for $1,165,000 in 2014 and for $1,155,000 this May.

7264 N Ancient Mesa Place, Tucson, AZ 85718 sold for $1,475,000 in 2010 (after trying for $2.0+) and for $1,275,000 in 2014.

7808 N Ancient Indian Drive E, Tucson, AZ 85718 even outdid 1507 Desert Garden – it sold for $2,650,000 in 2005 and for $1,600,000 in 2011, and sold again in 2014 for $1,400,000. It was listed this year for $2,300,000, dropped to $2,195,000, but still no one took the bait.

2087 E Desert Garden Drive, Tucson, AZ 85718 sold for $2,200,000 in 2003 and for $1,999,500 in 2014.

There have been 10 other sales in PC during that time that, for one reason or another, did not see such sharp, or any, price drops at all. 

Median sale prices in PC from;
2003 – 2008 were $1,350,000

2009 – 2012 were $1,237,500

2013 – 2016 are $1,100,000

upper-end homes don’t sell in the summer

That’s the way it usually goes. Not that nothing sells, but upper-end sales usually come to screeching slowdown in the summer. But not this year.

In Pima Canyon the first sale this year didn’t occur until late April when a home on Ancient Indian sold for $1,751,330. Then in late May another sale for $1,155,000. And that was it, there was nothing else in contract and the outlook was bleak. But on June 3rd a house on Desert Garden Dr went to contract listed at $1,799,000 followed on June 12th by a house on Mystic Canyon going to contract at $990,000. And just yesterday, in the middle of July, no less, a house on Canyon Spring Ct, listed at $1,975,000, went to contract after just 39 days on the market.

And, ironically, this June was not only the hottest June on record (with temps hitting 115) but also the hottest in the last 10 years for the upper-end market. In addition to the action in Pima Canyon there have been a slew of upper-end homes going to contract in June and July.

In Skyline CC 7037 N Javelina Drive, Tucson, AZ 85718, listed at $1,100,000 went to contract on June 15th.

5060 N La Lomita, Tucson, AZ 85718, listed at $1,100,000 in the old foothills went to contract on June 23rd.

In La Paloma Estates, listed at $1,200,000, 3174 E Via Palomita, Tucson, AZ 85718 went to contract on June 25th.

3705 N Old Sabino Canyon Road, Tucson, AZ 85750, on 19 acres at the east side of the foothills went to contract listed at $2,000,000 on June 27th.

In Cat 10, 3192 E Camino Boscaje Escondido, Tucson, AZ 85718, listed at $1,600,000, went to contract on June 30th.

7524 N Camino Sin Vacas, Tucson, AZ 85718, in Sin Vacas and asking $1,350,000, went to contract on July 1st.

3420 E Finger Rock Circle, Tucson, AZ 85718 in Cobblestone, went to contract on July 2nd listed at $999,999.

In Canyon Ranch, 8664 E Canyon Ranch Place E, Tucson, AZ 85750, listed at $1,400,000, went to contract on June 21st asking $1,950,000.

In La Paloma Estates, 3295 E Camino Juan Paisano, Tucson, AZ 85718, listed at $1,495,000, went to contract on July 10th.

In Hacienda del Sol Estates, 3189 E Corte De Andalucia, Tucson, AZ 85718, listed at $1,195,000, went to contract on July 12th.

In Coronado Foothills, 4424 E La Paloma Drive, Tucson, AZ 85718, listed at $1,250,000, went to contract on June 24th.

4840 N Camino Luz, Tucson, AZ 85718. a classic Joesler in the old foothills, went to contract on July 6th asking $1,590,000, after just 56 days on market.

That's 15 upper-end contracts in June and, so far, July.

With 25 sales so far the year at $1million & UP and 15 in contract and 5 months still to go, 2016 could be the year when the upper-end market finally snaps back.

From Monday June 20th thru Sunday July 10th  57 single family homes went to contract in the Catalina Foothills of Tucson AZ. 

40 were priced from $167,000 to $589,000
  8 from $649,000 to $825,000
and get this, 9 from $1,100,000 to $2,000,000 – unprecedented, has to be a record for June/July - 9 $1million+ homes in contract during our hottest and, usually, slowest time of year.

Catalina Foothills, June Home Sales

Bravo!, June, with 101 homes sold, is the first month in the last 6 years to tip into the triple digits for home sales.

 

And for once, along with an increase in sales, sold prices also moved up.

Across the board a banner month for Catalina Foothills home sales.

Caveat - the above numbers reflect prices for all single family homes sold throughout the foothills - a very broad and varied market. While sold prices in your little corner of the foothills may in fact have performed better or worse than the overall market.

the 1st 6 months

From January 1st thru June 30th, our busiest time of year,

464 single family homes sold in the Catalina Foothills
439 sold from $111,000 to $995,000
25 sold from $1,000,000 to $2,800,000

All 464 sold at an average/median sold price of $487,757/$400,000
and they sold in 57 median and 109 average days on market

Contrast that with the same period last year when;

435 single family homes sold
420 sold from $109,000 to $987,000
15 sold from $1,005,000 to $2,400,000

All 435 sold at an average/median sold price of  $484,348/$422,000
and they sold in 72 median and 114 average days on market.

Not much in the way of contrast - except for a little bump in sales, most noticeably at $1million+.

Here’s a long term, easy to grasp, graphical view of sales from January – June for the years 2004 – 2016
First up, single family home sales up to $999,999 – the bulk of the market.  
A nice recovery, with 2016 ahead of all but 3 years in the last 13.

 

And sales at $1million+ (now a fraction of the market) are up from last year! and thank goodness,
cause last year was the worst year ever,

And finally, how have sold prices fared over the last 13 years,

Well, they’ve come down a lot and gone back up a little.
And are now (heading down again) lower than 9 of the last 13 years.

AV enters the hot and usually slower summer months with 12 months inventory and the price of homes listed for sale quite a bit higher than the price of those that have sold during the high-season.

At first glance a bloated 15 months of inventory in SBA. But, if you consider that the 5 homes in contract are all Pending (all contingencies cleared) and will soon close, the 15 months will soon drop to 6 months.

An enviable 4.6 months inventory, plus 6 homes in contract – Shadow Hills, because of its excellent location, moderate prices, flat land with flat backyards where kids can play, District 16 schools and a friendly neighborhood  feel, continues to be a strong draw for buyers.

SV is sitting pretty with just under 5 months inventory plus 1 ganga deal in contract (ganga because, while it’s not unheard of, deals in the neighborhood of $1.350 are fairly rare in SV). But list and sold prices are somewhat out of whack.
