That’s the way it usually goes. Not that nothing sells, but upper-end sales usually come to screeching slowdown in the summer. But not this year.
In Pima Canyon the first sale this year didn’t occur until late April when a home on Ancient Indian sold for $1,751,330. Then in late May another sale for $1,155,000. And that was it, there was nothing else in contract and the outlook was bleak. But on June 3rd a house on Desert Garden Dr went to contract listed at $1,799,000 followed on June 12th by a house on Mystic Canyon going to contract at $990,000. And just yesterday, in the middle of July, no less, a house on Canyon Spring Ct, listed at $1,975,000, went to contract after just 39 days on the market.
And, ironically, this June was not only the hottest June on record (with temps hitting 115) but also the hottest in the last 10 years for the upper-end market. In addition to the action in Pima Canyon there have been a slew of upper-end homes going to contract in June and July.
In Skyline CC 7037 N Javelina Drive, Tucson, AZ 85718, listed at $1,100,000 went to contract on June 15th.
5060 N La Lomita, Tucson, AZ 85718, listed at $1,100,000 in the old foothills went to contract on June 23rd.
In La Paloma Estates, listed at $1,200,000, 3174 E Via Palomita, Tucson, AZ 85718 went to contract on June 25th.
3705 N Old Sabino Canyon Road, Tucson, AZ 85750, on 19 acres at the east side of the foothills went to contract listed at $2,000,000 on June 27th.
In Cat 10, 3192 E Camino Boscaje Escondido, Tucson, AZ 85718, listed at $1,600,000, went to contract on June 30th.
7524 N Camino Sin Vacas, Tucson, AZ 85718, in Sin Vacas and asking $1,350,000, went to contract on July 1st.
3420 E Finger Rock Circle, Tucson, AZ 85718 in Cobblestone, went to contract on July 2nd listed at $999,999.
In Canyon Ranch, 8664 E Canyon Ranch Place E, Tucson, AZ 85750, listed at $1,400,000, went to contract on June 21st asking $1,950,000.
In La Paloma Estates, 3295 E Camino Juan Paisano, Tucson, AZ 85718, listed at $1,495,000, went to contract on July 10th.
In Hacienda del Sol Estates, 3189 E Corte De Andalucia, Tucson, AZ 85718, listed at $1,195,000, went to contract on July 12th.
In Coronado Foothills, 4424 E La Paloma Drive, Tucson, AZ 85718, listed at $1,250,000, went to contract on June 24th.
4840 N Camino Luz, Tucson, AZ 85718. a classic Joesler in the old foothills, went to contract on July 6th asking $1,590,000, after just 56 days on market.
That's 15 upper-end contracts in June and, so far, July.
With 25 sales so far the year at $1million & UP and 15 in contract and 5 months still to go, 2016 could be the year when the upper-end market finally snaps back.
