How, relatively, predictable and boring. A few years ago the list and sold numbers would have been miles apart. But now, for the most part, sellers are in the same groove, pricewise, with buyers. Look at how many $1million+ homes were listed this year and sold this year (answer 7). And a few others sold within about 1 year, a big improvement from where things were.
All 15 sold in an average of 146 days on market.
In 2013 the average DOM was 278, 2014 – 224, 2015 – 201. Yep, they’re selling faster.
And, as usual, the algorithm was hit or miss but did make some awfully close calls.
