the sales pace is accelerating

From this January thru the end of July single family home sales were UP 5.7% over the same period in 2015.

But since then, from August 1st thru October 24th, they’re UP 13% over the same period in 2015.

40 $1million+ sales this year

where did they sell.

1 sold in Canyon Ranch – for $1,400,000, at a whopping $458/sf from a $1.950 list after 477 DOM.

3 in Catalina Foothills Estates 10 (Cat 10) – for $1,000,000, $1,375,000 & $1,600,000. All went pretty quick – 0, 62, 108 DOM.

4 in Catalina Foothills Estates – for $1,035,000, $1,250,000, $1,500,000 & $1,625,000. In – 53, 22, 56 158 DOM. 

1 in Cobblestone – for $1,350,000 from a $1,452,000 list in 67 DOM after selling last year for $1,200,000.

1 in Coronado Foothills Estates – for $1,100,000, from a $1,250,000 list after dropping from $1.5mil and 431 DOM.

1 in the Enclave at Pima Canyon (which, oddly enough, is in Sin Vacas, not Pima Cyn) for $1,150,000 (from a $1,195,000 list) after just 59 DOM.

The big bucks went to Finisterra – 3 sold for $1,550,000, $1,715,000 and $2,197,500. All went in a flash – 0, 44, and 45 DOM.

2 in Hacienda del Sol Estates – for $1,095,000, $1,180,000 in 17 and 70 DOM.

La Paloma Estates racked up 4 sales at $1,100,000, $1,250,000, $1,250,000, $1,350,000 in 0, 78, 440 & 525 DOM.

1 in Montanas de Paz – for $1,220,000 from a $1,245,000 list in 31 DOM after selling for $1,010,000 in 2012.

The big Kahuna – a 1983 built, 6050sf contemporary on 93 acres high above Ventana went for $2,800,000 from a $2,800,000 list after 882 DOM and after dropping from $4.5mil along the way.

1 surprising sale (to me, anyway) in the Ridge at Ventana Canyon – for $1,320,000 ($381/sf) in 153 DOM.

1 other surprising sale in Rockcliff – for $1,025,000 ($237/sf) in 17 DOM. (previously sold as a 2014 foreclosure for $630,500)

2 on Sabino Mountain – for $1,155,000 & $1,200,000 in 1 and 94 DOM.

1 in Sin Vacas – for $1,275,000 from a $1,350,000 list in a long time, 427 DOM.

3 in Skyline Country Club – for $1,015,000, $1,750,000 & $2,100,000 after 64, 158 & 313 DOM.

1 on un-subdivided land (8.8 acres) near River Rd & Sabino Canyon Rd for $1,200,000 from a $1,650,000 list in 31 DOM.

4 in Ventana Country Club – for $1,200,000, $1,250,000, $1,250,000 & $1,800,000 in 85, 112, 142 & 237 DOM.

1 in Ventana Overlook – for $1,150,000 from a $1,225,000 list reduced from $1,500,000 after 376 DOM.

Considering the relatively quick DOM for most of these sales, and a 48% jump in the number of sales this year v. 2015 – the median DOM for all 40 is 74 days – while last years 27 sales during the same period took 182 days – it’s obvious that the upper-end market has improved nicely this year.

Plus, there are 7 homes in contract listed from $1,099,000 to $1,899,000 (3 of them in Pima Cyn, which saw just 1 sale at $1.0+ last year)

more new homes coming to the foothills

Sure looks like it. Two sales last week (that closed quickly and on the same day, from the same seller, with the same listing and buyers agent for both properties) comprising 5 adjacent parcels totaling approximately 19 acres, near the already congested corner of Sabino Canyon Rd and River Rd. And even though each of the properties include a house (though, from the 1950’s) it looks like a land sale to me.  I’m guessing they were purchased by a builder with plans to plow the houses, chop up the land into much cozier lots and put up dozens of new homes. Just like those built a few years ago on the parcels’ eastern border.

 More interesting still is that both parcels are for the most part in the AE (High Risk) flood zone.

Why purchase land in the flood zone – well, because there’s not much else available, maybe nothing with that much land, and if it is a builder, and odds are it is, it’s likely they did their due diligence and have a plan to somehow divert/engineer/mitigate the flood zone away from the property.

We’ll soon see. In the last few years that strip of Sabino Canyon Rd has had 100’s of new homes built on tiny lots, transforming it into to one of the most densely populated areas in the foothills.

From Monday September 26th thru Sunday October 2nd,  16 single family homes went to contract in the Catalina Foothills of Tucson AZ. (link expires 11/9/16)

12 were priced from $280,000 to $489,900
3 from $629,000 to $949,900
1 at $1,099,000

During that same week there were 32 new listings and 10 re-listed old listings. It being, almost, mid-October the pace of new listings should continue and increase in the months ahead.

Catalina Foothills September Homes Sales

Coming off big sales numbers for June, July and August September’s numbers look downright puny. But for September they’re not bad, they’re the 2nd highest for September in the last 5 years.

Thru September 701 single family homes sold this year – nearly a 7% bump over last years 653 sold.

Average sold prices dropped dramatically from last month – because last month 9 homes sold at $1million+  and this month none (0) sold at $1million+, while median prices were unaffected.

Thru this September average/median sold prices are $488,332/$400,000
Thru September 2015 they were $480,229/$415,000 – for an anemic 1.68% increase in average prices and a 3.6% drop in the median.

Looking at median sold prices long term, from 2004 to 2016, is also rather discouraging, that is, unless you’re a buyer.
