Well, you’re in luck.The current upgrade to the MLSSAZ (Multiple Listing Service of Southern Arizona) includes revised listing information fields and the addition of a slew of new listing information fields, like whether a home has a built-in Lazy Susan. And that’s not all. If a home does have a Lazy Susan the listing will now indicate where said Lazy Susan is located -
Lazy Susan – in the Pantry – the Butler pantry – in a Cabinet – a Closet – or a Walk-In. Pretty handy, eh.
Other examples of the additional listing information fields include;
*INTERIOR FEATURES (Select 1-20)
Bay Window - Ceiling Fan(s) - Cathedral Ceilings - Central Vacuum – Columns - Dual Pane Windows - Entertainment Center Built-In - Exposed Beams - Fire Sprinklers – Furnished – Foyer - Garden Window - Interior Steps, Yes No – Paneling - Plant Shelves – Skylights - Smoke Detector - Split Plan - Split Bedroom Plan – Storage - Storm Windows - Vaulted Ceilings - Walk In Closets - Wall Paper - Water Softener - Wet Bar - Wine Cellar – Workshop.
So, if you’re looking for a home with Plant Shelves, and who isn't, they will be noted in the listing. Wall paper, nice touch. Ever see a home with NO Storage. Me neither.
They’ve also added a new Technology section which I think is much needed.
TECHNOLOGY (Select 1-8) Alarm System - Cable TV - Ceiling Speakers - High Speed Internet - Home Automation – Intercom - Pre-Wired Sat Dish - Pre-Wired Srnd Snd - Pre-Wired Tele Lines - Satellite Dish - Smart Panel - Surround Sound – Telephone.
Until now the only designation for internet or TV was; Cable Available Yes or No. And if a home had or could get a satellite dish (and name one that can’t) but was not serviced by an actual Cable Provider (think Comcast in the foothills) for TV & High Speed Internet, more often than not the box next to Cable Available was checked Yes.
Those are just a tiny sample of the changes, there are many more information fields being revised and added to listings. And right now the listing agents for the 3,366 homes listed in the greater Tucson metro are working furiously to update their listings with all the new information fields.
Also, until now a full bath was bath that had all four fixtures;
shower, tub, sink and toilet.
Not anymore, the full bath has been downsized, it is now; A bathroom with at least three of the four components of a bathroom (Bathtub, Shower, Sink, and Toilet).
Until now there was category for a 3/4 bath; a bath with three of the four usual fixtures; a sink and toilet and either a shower or a tub. But the 3/4 bath has now been phased out.
There are many more fields being revised and added to the listing information and I’m sure that most of them will be very helpful. But because the MLSSAZ now includes the Green Valley/Sahuarita, Santa Cruz County,Southeast Arizona Association and the Tucson Association of REALTORS® MLS and the wide variety of housing that it now encompasses, some of the new and revised fields will be more applicable to, say, Green Valley or Santa Cruz than they are to the Tucson area and vice versa.
