The following charts track single family home sales & sold prices in the Catalina Foothills for January – July of each year from 2004 to 2017.
First up, the number of homes sold up to $999,999
The good news is that thru July sales are UP 6% over the same period last year. But, we have lost a little ground. Thru June sales were Up 8.4% over last year. July sales this year lagged July 2016 sales by 10%, hence the lost ground. No biggie, month to month sales jump up and down. And sales thru July this year are higher than every year since 2005 – and we’re now just 16% below 2005's record sales.
Next up, the number of homes sold at $1,000,000 or more
Thru July sales at $1,000,000+ are Up 18% over last year. But, here again, the $1,000,000+ market lost some ground in July. Thru June $1,000,000+ sales this year were UP 24% over 2016. Nevertheless, $1,000,000+ sales are (still) higher this year than every year since 2008.
However, ditto to my comment last month, with 70 homes still for sale and (only) 33 sold in the last 7 months, it is still a market that has a long way to go.
Finally, the best for last, Median sold prices for Catalina Foothills homes
Thru July median sold prices this year are Up 9% over 2016 - thru June they were UP 8.4%. And they’re UP (a teeny bit) 1+%, over this June. And for the month of July, 2017 median sold prices are UP almost 11% over July 2016. So prices are UP and, from the look of things, I would not be surprised if they continued to rise.
