In the Mountain Estates at Ventana, 7207 E Stone Canyon Drive - a short sale, built 2003, concrete block construction, 6328 sf, 5 Beds/5 Baths, with all the trimmings, bells and whistles,
came on the market 8 days ago asking $1,100,000 a measly ($174//sf) and, of course, it’s now gone. I’d be surprised if there wasn’t a 2 or 3 way (or more) bidding war. See it HERE
Previously, it was listed in 2006 for $5,000,000, but no go, then listed again in 2015 for $3,500,000, then again in 2016/2017 for $1,985,000 > $1,786,500 > finally $1,699,990 with the listing cancelled earlier this month. Whereupon it was re-listed last week with Mr. Lenders blessing at $1,100,000 – a cut to the chase too good to pass up price. Live in it, hold it for a time and re-sell it for much more, I don’t see how you could lose on this one.
True to form Zillow pegs its current value at $1,249,170 (gee, I wonder where they came up with that). While back in November 2014 (a much gloomier time for the upper-end market) they valued it at a bright, shiny $2,700,000.
