6 from $699,600 to $985,000 – 8 MDOM
1 each at $1,549,000 & $1,550,000 – 22 & 1228 Days on Market
!8 contracts, not a particularly large number of contracts for this time of year. But what is significant, I think, because it is the kind of thing that doesn’t happen unless the market is hot or heating-up, is some of the homes that did go to contract last week;
- a home that has many interior and exterior steps, steps from here to there and back again. A feature that typically means a long time on the market before a willing buyer comes along, but not this time.
- a graceful and large (7000+ sf on 6+ acres) estate built in the 1950’s that I’m guessing may have been bought by a builder to tootsie up the main house, split the 6 acres into 3 or 4 parcels and build new homes.
- a home in Pima Cyn that went to contract in 22 days priced at more than $350/sf. If it sells for $325/sf or more, and I expect it will, it will be amongst the top 2 or 3 or 4 $$/sf sales in Pima Cyn in the last 5 years. And priced at $1,549,000 and going to contract after just 22 days is nothing to sneeze at either.
- a spec home priced at $985,000 went to contract in 3 days.
- 6 of the 18 homes went to contract in less than 10 days.
