On the market 811 days a home on River Oak Lane sold for $420,000 off its latest list price of $449,999 - the last in a long line of list prices which started in August 2015 at $628,000 and and got down to $449,999 in April 2017 and sold 2 weeks ago. Pheww, aside from getting stale & staler by the day, having your home on the market for 2 1/2 years is enough to drive anyone, everyone, nuts, home owners, listing agent(s) ...
Here's another, Oakmont Drive in Skyline CC, on the market 722 days, first listed November 2015 at $1,595,000 - held the line with just one price cut from $1.595 to $1.495 - but eventually dropped the line and sold last week for $1,261,000 - after 700 days, can you really make a convincing case for the list price. The rub, the sellers paid $1,538,000 for it in 2011
And another, this one in Cat 10; my, how time ...630 days from listing to close. It started at $1,125,000 in Feb 2016, next stop $1,000,000, tho no-go, so onto $998,000 aha, and then the magic number, $950,000, Bingo! to contract to contract and sold for $905,000. The rub, the sellers paid $1,050,000 in 2014.
In Cobblestone - listed for $1,649,000 in September 2016, then dropped to $1.549 > $1.495 > $1.479 > $1.395 and after 503 days it sold the other day for $1,300,000. But hey, what do you expect, the sellers paid $1,318,000 in 2007, just moments past the all-time peak of the market
Saving the least for last, a home in Sin Vacas was listed for $1,295,000 in October 2016 and after 447 days it sold last week for $800,000 - Ouch!! 39% off the list price. It looks like the sellers had it built in the early 90's so even at $800k they're probably OK.
None of this is meant to suggest that pricing homes in the foothills is an easy thing, it's not. It is often a very hard thing - many homes are unique, with one of a kind charm, features and amenities. But pricing it right is the most important thing.
