I wanted to profile some recent sales of individual homes to get a feel for what's happening in the market with individual home sales, rather than looking at data for the overall market or a larger portion of the market.
And since it's been a while since I've checked in on Zillow’s Zestimates, to see how they're doing vs. actual sold prices here in the Catalina Foothills, I thought I'd throw Zillow into the mix.
A simple process, I pulled all the single family homes that sold in the Catalina Foothills since June 1st along with the list price at the time of sale, the actual sold price and Zillow’s Zestimate of value. I did not cherry pick these homes. I merely pulled all the homes sold since June 1st and started with the highest price sale and worked my way down the list. However, I called it quits long before getting to the bottom, there were 34 sales since June 1st and I profiled only the top 12.

Pima Canyon
2067 E Desert Garden Drive, Tucson, AZ 85718 - listed at $1,175,000 it sold for $1,175,000 - in just 6 days on the market. It last sold for $1,155,000 in 2016 and for $1,165,000 in 2014 for $1,500,000 in 2009 and for $1,813,000 in 2006. Zillow had it at $1,247,836
Skyline Country Club
6610 N Saint Andrews Drive, Tucson, AZ 85718 - listed at $1,195,000 it sold for $1,100,000 after just 32 days.
It last sold in 2016 for $1,000,000. Zillow had it at $1,235,016
Catalina Foothills Estates
4913 N Camino Escuela, Tucson, AZ 85718 - listed at $950,000 it sold for $859,000 after 929 days on market. Yikes, imagine what it's like having your home for sale for 929 days. And, to make matters worse, the sellers paid $1,260,000 for it in 2006. Zillow, high again at $979,877.
Foothills (The)
6981 N Pusch Peak Place, Tucson, AZ 85718 - listed at $749,900 it sold for $749,900 in a tidy 18 days.
At $754,859 Zillow nailed it!
Deer Run Ranch Estates
7102 N Corrida De Venado, Tucson, AZ 85718 - listed at $800,000 it sold for $727,000 in 80 days.
It didn't sell but in 2003 it was listed for sale at $1,400,000. Zillow was high again at $831,986.
Catalina Foothills Estates
6752 N Altos Primero, Tucson, AZ 85718 - listed at $719,900 it sold for $719,900 in 22 days.
Zillow was awfully close at $730,397.
Bellas Catalinas
4519 N Vía Bellas Catalinas, Tucson, AZ 85718 - listed at $665,000 it sold for $661,500 in 126 days. It was originally listed at $709,000, the likely fly in the ointment. Zillow does not have any info available on this home.
Catalina Foothills Estates
2224 E Calle Los Altos, Tucson, AZ 85718 - listed at $675,000 it sold for $660,000 in 108 days. It last sold for $552,500 in 2009.
Ventana Country Club
5921 N Golden Eagle Drive, Tucson, AZ 85750 - listed at $679,000 it sold for $645,000 in 24 days - with recent renovation. It looks like a fix-it and flip-it. It last sold in Feb 2017 for $465,000 with original kitchen, baths, etc.
Zillow - at $647,209 they nailed it.
Paloma Ridge
3917 E Long Drive, Tucson, AZ 85718 - listed at $650,000 it sold for $640,000 in 186 days. Previous sale was $670,000 in 2013, who knows why it's less now than it was then?
Foothills Club 1 -39
3938 N Foothills Club Loop, Tucson, AZ 85750 - listed at $625,000 it sold for $620,000 in a jiffy (41 days). I say a jiffy because it sits cheek to jowl with Sabino Canyon Rd, a busy road. And usually (almost always) it takes a long-long time to find a buyer for a home beside a busy road. At $630,712 Zillow nailed this one too,
Fairfield
5337 E Camino Rio De Luz, Tucson, AZ 85718 - listed at $595,000 it sold for $596,000 in 5 days. Previous sales at - $580,000 in 2015, $570,000 in 2012 and of course $755,000 in 2005. Zillow - jeeez, nailed it at $597,094.
It is pretty clear that the market is banging along, with a few exceptions most homes sold quickly and for close to list price. The 12 sold in 37 median days on market for median 98.83% of list price. Not bad!
