Sold Prices Rise 10% in the Catalina Foothills

Median Sold prices for single family homes in the Catalina Foothills are UP 10% this year over 2017 - that is the largest yearly price increase in the foothills since 2005 when prices rose nearly 26%. Yes, a jump of just a hair under 26% in one year, INsane.  Yet it didn't stop there, prices rose another 12% in 2006 before the bubble burst and it all came tumbling down. 

The following chart tracks median sold prices for single family homes in the Catalina Foothills for January - June of each year from 2004 - 2018. Hover over any data point to see the median sold price for that year. 

With this year's 10% rise sold prices are now UP 31% since hitting bottom in 2012 - and closer than ever to where they were in 2006, though still 13% below 2006.

From Monday June 18th thru Sunday June 24th -  20 single family homes went to contract in the Catalina Foothills of Tucson AZ. (the link will expire on 7/29/18)

12 were priced from $280,000 to $595,000
 5 from $625,000 to $925,000
 3 from $1,098,000 to $1,690,000

With contracts across much of the broad range of Catalina Foothills home prices last week was a good week for a wide variety of buyers and sellers. Impressive, although during the same week last year there were 25 contracts.

Older Homes Still selling in the Catalina Foothills

More buyers want newer homes but there are still plenty of buyers who want the character, charm and unique features that are only found on older homes, most of which are in the old foothills area.  

Here are a few from the 1930's that sold this year; 

on La Lomita this 1930 Joesler sold for $1,275,000

on Camino Real this 1938 Joesler (with major updating) sold for $875,000

and on an unnamed street in the old foothills this home built by John Murphey in 1934 sold for $958,215

 

Currently, there are only two Joesler's for sale in the foothills, one built in 1943 is asking $1,995,000  and the other built in 1938 is asking $959,000.

  1 at $675,000
  3 from $1,275,000 to $1,995,000

With these 3 big $$$$ contracts there are now 9 homes in contract priced from $1,099,999 to $1,995,000, median list price $1,425,000.

I wanted to profile some recent sales of individual homes to get a feel for what's happening in the market with individual home sales, rather than looking at data for the overall market or a larger portion of the market. 

And since it's been a while since I've checked in on Zillow’s Zestimates, to see how they're doing vs. actual sold prices here in the Catalina Foothills, I thought I'd throw Zillow into the mix.
 
A simple process, I pulled all the single family homes that sold in the Catalina Foothills since June 1st  along with the list price at the time of sale, the actual sold price and Zillow’s Zestimate of value. I did not cherry pick these homes. I merely pulled all the homes sold since June 1st and started with the highest price sale and worked my way down the list. However, I called it quits long before getting to the bottom, there were 34 sales since June 1st and I profiled only the top 12.

Pima Canyon
2067 E Desert Garden Drive, Tucson, AZ 85718 - listed at $1,175,000 it sold for $1,175,000 - in just 6 days on the market. It last sold for $1,155,000 in 2016 and for $1,165,000 in 2014 for $1,500,000 in 2009 and for $1,813,000 in 2006. Zillow had it at $1,247,836

Skyline Country Club
6610 N Saint Andrews Drive, Tucson, AZ 85718 - listed at $1,195,000 it sold for $1,100,000 after just 32 days.
It last sold in 2016 for $1,000,000. Zillow had it at $1,235,016

Catalina Foothills Estates
4913 N Camino Escuela, Tucson, AZ 85718 - listed at $950,000 it sold for $859,000 after 929 days on market. Yikes, imagine what it's like having your home for sale for 929 days. And, to make matters worse, the sellers paid $1,260,000 for it in 2006. Zillow, high again at $979,877. 

Foothills (The)
6981 N Pusch Peak Place, Tucson, AZ 85718 - listed at $749,900 it sold for $749,900 in a tidy 18 days. 
At $754,859 Zillow nailed it!

 Deer Run Ranch Estates
7102 N Corrida De Venado, Tucson, AZ 85718 - listed at $800,000 it sold for $727,000 in 80 days. 
It didn't sell but in 2003 it was listed for sale at $1,400,000. Zillow was high again at $831,986.

Catalina Foothills Estates
6752 N Altos Primero, Tucson, AZ 85718 - listed at $719,900 it sold for $719,900 in 22 days. 
Zillow was awfully close at $730,397.

Bellas Catalinas
4519 N Vía Bellas Catalinas, Tucson, AZ 85718 - listed at $665,000 it sold for $661,500 in 126 days. It was originally listed at $709,000, the likely fly in the ointment. Zillow does not have any info available on this home. 

Catalina Foothills Estates 
2224 E Calle Los Altos, Tucson, AZ 85718 - listed at $675,000 it sold for  $660,000 in 108 days. It last sold for $552,500 in 2009. 

 Ventana Country Club
5921 N Golden Eagle Drive, Tucson, AZ 85750 - listed at $679,000 it sold for $645,000 in 24 days - with recent renovation.  It looks like a fix-it and flip-it. It last sold in Feb 2017 for $465,000 with original kitchen, baths, etc. 
Zillow - at $647,209 they nailed it.

Paloma Ridge
3917 E Long Drive, Tucson, AZ 85718 - listed at $650,000 it sold for $640,000 in 186 days. Previous sale was $670,000 in 2013, who knows why it's less now than it was then?

Foothills Club 1 -39
3938 N Foothills Club Loop, Tucson, AZ 85750 - listed at $625,000 it sold for $620,000 in a jiffy (41 days). I say a jiffy because it sits cheek to jowl with Sabino Canyon Rd,  a busy road. And usually (almost always) it takes a long-long time to find a buyer for a home beside a busy road. At $630,712 Zillow nailed this one too, 

Fairfield
5337 E Camino Rio De Luz, Tucson, AZ 85718  - listed at $595,000 it sold for $596,000 in 5 days. Previous sales at - $580,000 in 2015, $570,000 in 2012 and of course $755,000 in 2005. Zillow - jeeez, nailed it at $597,094.

It is pretty clear that the market is banging along, with a few exceptions most homes sold quickly and for close to list price.  The 12 sold in 37 median days on market for median 98.83% of list price. Not bad!

10 were priced from $328,000 to $599,900
 8 from $639,000 to $989,000
 1 at $1,995,000 

Not bad for a HOT week in June and a big improvement from last week when there were just 8 contracts.

85718 or 85750, which do you prefer

The Catalina Foothills is essentially divided into two zip codes, 85718 and 85750, with Craycroft Rd. the dividing line between the two.

Many of the buyers I work with have a preference for one or the other. And aside from the homes that are for sale in each zip their preference is often based on the look, feel and geographic and convenience features of the two areas - which are fairly distinct.

85718 is more developed, with more plazas, restaurants, bars, boutiques, shopping and, dare I say, more pizzazz. 718 is closer to downtown and to the University of Arizona. And if you’re looking for an older adobe home or a Joesler, you are, with few exceptions, talking about 718. Because 718 is where John Murphey and Josias Joseler first established the Catalina Foothills Estates, the very first development in the foothills in the 1930’s. 85750 came much later. And though not to everyone’s taste, 718 also has many more gated communities than 750.

But 85750 also has its charms. With its main shopping, restaurant and retail plaza at one location, at Kolb & Sunrise, it’s less developed, less busy with fewer cars on the road and overall a more subdued atmosphere than 718. It also has the fantastic Sabino Canyon in its backyard. And if you’re so inclined and have the means there’s nothing like the dramatic terrain and eagles nest views of the Mountain Estates at Ventana.

Beyond that there are also price differences between the two zips, with more higher priced homes in 85718. And, in general, you probably get a bit more home  for your money in 85750.

Below is 85718, with 157 homes for sale – bordered on the north by the Coronado National Forest, Craycroft Rd on the east - River Rd on the south and 1st Ave on the west.

 

And 85750, with 138 homes for sale – also bordered on the north by the Coronado National Forest then on the east by Sabino Canyon and Sabino Creek, River Rd on the south and Craycroft Rd on the west.

 And for you number crunchers, let's look at 85718 vs. 85750 by the numbers.
The number of homes sold from January 1st thru May 31st, along with median sold prices, days on market, etc. 

85718

193 homes sold 
$533,000 - median sold price
$192 - median $/sf sold  price
43 days - median days on market
$117,798,862 - $ Value of homes sold
2,871 sf - median sq footage of homes sold

85750

176 homes sold
$432,750 - median sold price
$176 - median $/sf sold price
30 days - median days on market
$94,915,730 - $ Value of homes sold
2,593 sf - median sq footage of homes sold 

With about a 4 month supply of homes in 718 & 750 homes are selling well in both areas. Though, as you can see, more higher priced homes are selling in 85718 than 85750 - 85718 median sold prices are 23% higher than 85750. 

85718 or 85750, they’re both in the Catalina Foothills, but they look, feel and are different. If you’re new to town and looking to buy a home be sure to check out both areas.

From Monday May 28th thru Sunday June 3rd -  just 8 single family homes went to contract in the Catalina Foothills of Tucson AZ.  (link expires 7/9/2018)

7 were priced from $198,000 to $500,000
1 at $675,000
and that's it

The market does slow down in the summer and Monday was Memorial Day, but still, 8 contracts is uncommonly slow, even for summer. 
I'm guessing (betting) there will be appreciably more contracts next week.  We'll see!

Catalina Foothills Home Sales January - May

The following charts track Catalina Foothills single family home sales from January 1st thru May 31st of each year from 2004 to 2018.

For better or worse, you won't find these charts anywhere else, because I construct them myself. I gather the data, enter it in a spreadsheet, tap the Chart! button and voilà, a chart appears. The data includes all single family homes sold in the Catalina Foothills, 85718 & 85750 zip codes. Enjoy!

First up, the number of Homes Sold up to $999,999 
2018 sales are down a teeny bit (-3.7%) from last year, but are higher than every other year since 2005 - though still 20% below 2005. 

Next up, home sales at $1,000,000 & UP. 
Though the numbers are still quite low, we are in the 3rd year of increasing sales at $1,000,000 & UP - in 2016, 2017  and 2018 sales increased (a little bit) each year. That has not happened before. 

With 29 sales thru this May, 2018 is, so far, the best year for $1.0m+ sales since 2008. And, coincidence, thru May 2008 there were also 29 sales.  Yet 2018 sales are still a shocking 58% below their 2006 peak. Imagine that!

 
Next up, median sold prices. 
Thru May median sold prices are up more than 10% over Jan - May 2017, and that's a hefty jump. And they're up 29% since hitting bottom in 2012. But, alas, (there's always a but) they're still 14% below where they were in 2006. 

All in all a positive report and my optimistic hope for even more improvement to come for the Catalina Foothills single family home market.
