The upper-end market has improved in the last 3 years and this year more homes have sold at $1,000,000+ than in any of the last 9 years.
So it stands to reason that would-be sellers, sellers who have held off listing their homes for years, are now getting off the fence and listing them. Not quite in droves but almost. Just in the last month, and it was a typical hot Tucson summer month, 17 homes were listed from $1,100,000 to $3,895,000 - an unusually high number of high-priced listings for this time of year.
During that same period 6 homes listed from $1,025,000 to $2,331,000 went to contract and 5 homes sold at $1,000,000+ - during what is commonly regarded as the slowest time of year for the high-end market.
And with all that activity, listings, contracts and sales, there are just 51 homes for sale at $1,000,000 & UP. Just 51, well yes, relative to other years there are fewer $1,000,000+ homes for sale this year.

While the Catalina Foothills high-end market is not yet out of the woods, it appears to finally be headed in the right direction.
