You may have heard, maybe you even heard it here, the upper-end market in the Catalina Foothills is doing better this year than it has in many years. Better than every year since 2007.
After years of going nowhere sales finally started to rise in 2016, with the biggest gains coming this year. And while the increase in sales is impressive and long overdue the really striking part of the picture is how quickly they're selling this year.
(data is for Jan 1 - Oct 31 each year / MDOM = median days on market )
66 sold this year in 36 MDOM
51 sold in 2019 in 90 MDOM
53 sold in 2018 in 144 MDOM
42 sold in 2017 in 116 MDOM
they sold way faster this year than even 2006 when 112 sold (Jan 1 - Oct 31), but it took169 MDOM to do it.
Odds n' ends;
43 sold in 85718
23 sold in 85750
the top 3 subdivisions where they sold this year;
1. Pima Canyon - 13 sales
2. Ventana Canyon - 9 sales
3. Skyline Country Club - 6 sales
+ Honorable Mention to Cat 10 with 5 sales
So half of all the $million+ homes sold this year sold in those 4 subdivisions.
Old to New, year built for 66 sold;
1 -- built 1938
3 -- 1950's
4 -- 1970's
8 -- 1980's
18 -- 1990's
23 -- 2000 - 2009
5 -- 2010 - 2019
4 -- 2020
That's it for now
