In the latest 85718 market report from Zillow (85718 is the western half of the Catalina Foothills that runs west from Craycroft Rd to 1st Ave) Zillow reports that there are 183 homes for sale in 85718.
WOW! If only, where are those 183 homes, where are they hiding?
I can tell you they are not hiding in the Tucson MLS, nope, they're not.
In the MLS we have a grand total of 76 homes for sale in 85718. And that includes everything from single family homes to manufactured homes, mobile homes, condominiums and townhomes. 76 that's it, not 183.
Counting only single family homes there are just 60 for sale - the remainder are 9 condos & 7 townhomes,
0 manufactured or mobile homes. That's it.
Why does this matter. Well, since last summer I've reported often on the dwindling number of homes for sale and for the last 4 months or so I've reported frequently on the extremely tight market, with very few homes for sale - somewhere between 70 to 85 single family in the entire foothills, that's 85718 & 85750 - and here's Zillow saying there are 183 for sale 85718 alone.
The big difference between their numbers and mine may cause some readers of this blog, or even some of my clients, to wonder or doubt if maybe my numbers are way off. I mean let's face it, Zillow is Zillow, big with lots of technology, and I'm just me.
Nevertheless, my numbers are not way off. I assure you, they are spot on.
Zillow, you're up to bat, where are those 183 homes for sale in 85718, where are they hiding.
