A somewhat ho-hum showing compared to the week before (May 10 - May 16)  but, nonetheless, inline with the number of contracts during other previous weeks. And now that June is upon us we'll see if the market slows down as it usually does in the summer, summer of 2020 being the exception.

From Monday May 3rd thru Sunday May 9th - 21 single family homes went to contract in the Catalina Foothills of Tucson, AZ  (link expires 6/15/2021) 

10 were priced from $365,000 to $599,000
 9  from $625,000 to $984,000
 2  at $1,500,000 and $4,600,000

If the $4,600,000 deal sells for more than $3,800,000 it will be the highest sale price for a single family home sold in the Catalina Foothills in, ... forever. Thru the MLS anyway. Next highest is one sold in the Canyons for $3.8 in 2003 and another also sold for $3.8 in Catalina Foothills Estates 2 in 2007. 

The $4.6 deal is in the Mountain Estates at Ventana Canyon

The first 4 months / Catalina Foothills Single Family Home Sales Data for Jan 1 - April 30, 2021

The following charts track the number of single family homes sold, median sold prices (MSP) and days on market (DOM) in the Catalina Foothills of Tucson, AZ for the period of January 1st thru April 30th of each year from 2015 to this year, 2021.

The home sales, MSP numbers and DOM are based on sales thru the Tucson Association of Realtors® Multiple Listing Service and represent all the homes sold by all Realtors® in the Catalina Foothills of Tucson, AZ (zips - 85718 & 85750)

First up is the number of homes sold for up to $999,999 - which, this year, represents 80% of the Catalina Foothills single family market with 20% going to the $1,000,000+ market. Prior to this year sales up to $999k represented about 92% of the foothills market, but the big increase this year in sales at $1,000,0000 & UP claimed a bigger piece of the pie for the $1,000,000+ market.

Interesting that just a few more homes sold this year than last year even though last year at this time (March, April) Covid was shutting things down, including homes sales, all over Tucson. The problem this year is not enough homes for sale to meet demand. You can't sell what you don't have. 

 

On the other hand the $1,000,000+ market continues on its wild tear.
WOW, sales at $1,000,000+ jumped 236% from last year & even more from the years prior to 2020. 

All those high-end sales contributed to a 24% jump in the MSP over last year.
This chart shows MSP for homes sold at all prices - under and over $1mil.

Lets see what the MSP looks like if we exclude sales at $1,000,000+ and only look at those sold up to $999,999;
2020 - 260 sold for $528,750 MSP
2021 - 265 sold for $605,000 MSP = a 14% increase 

What does the MSP look like for the $1,000,000+ market 
2020 - 19 sold for $1,260,000
2021 - 64 sold for $1,392,279 = a 10.5% jump in MSP
Put those %'s together and there's the 24% jump in overall median sold prices. 

Days on market can't get much lower than it is, currently scraping bottom at 5 median DOM

From Monday April 19th thru Sunday May 2nd - 43 single family homes went to contract in the Catalina Foothills of Tucson, AZ  (link expires 6/03/2021)

14 were priced for $325,000 to $590,000
18 from $600,000 to $995,000
11 from $1,050,000 to $3,595,000

And they did so in a very snappy 6 median days on market. 

Also worth noting, recently there's been a slight uptick in the number of new listings coming to market. Too soon to tell if it is the beginning of a trend or just a one time thing. In any case, there are now 89 single family homes for sale in the Catalina Foothills, a handful more than during the last few months though still way less than is usual at this time (or anytime) of year.

ready or not, here comes Hilton

The Eddy, Tapestry Hotel Collection by Hilton, breaks ground at River & Campbell

The developer, Jim O'Connell, had the following to say about the coming hotel;

“The Eddy will be a sleek and modern two-story, 106-room,
hotel and part of the exclusive Tapestry Collection by
Hilton,” said O’Connell. “Throughout the hotel, guests will
experience an authentic sense of Tucson and some of the unique qualities of life here."

At that pivotal location, with all the congestion it will  bring and the large area of natural desert it will destroy, I'm having a hard time seeing how a new 106 room hotel could do anything but tarnish the unique qualities of life here.

How many residents of this area are wanting and looking forward to a new, modern 106 room hotel at River & Campbell.
