So, still frothy, with 15 out of the 21 sales sold for list price or higher, including a couple a doozies - listed $749,900 went for $808,00 and listed $799,000 went for $960,000. Overall, 21 homes sold in 4 median days on market at $712,000 median sold price. 

However, in the previous 2 week period in July that I reported HERE there were 44 sales v. 21 in the current 2 week period. Summer slowdown or frothy market losing a bit of froth, or both?

From Monday August 9th thru Sunday August 22nd - 35 single family homes went to contract in the Catalina Foothills of Tucson, AZ  (link expires 9/23/2021)

13 were priced from $450,000 to $599,900
16 from $619,900 to $975,000
 6 from $1,075,000 to $1,749,000

A pretty good haul for the middle of August, traditionally a very slow month.

homes for sale in 85718

Once again in a recent email I received from Zillow they claim there are 183 homes for sale in 85718, one of the two zip codes that comprise the Catalina Foothills. I say once again because a few months ago (on April 30th) I received an email from Zillow that made the same exact claim - 183 homes for sale in 85718.

I said it then and I'll say it now, it just isn't so. There are not nearly 183 homes for sale in 85718. Nope

In fact today there are 63 single family homes for sale in 85718, through the Tucson Multiple Listing Service. If we include townhomes at 11, condos at 5 , mobile homes at 0 & manufactured homes at 0 the total comes to 79 homes for sale in 85718. That's it. Perhaps there are a few homes for sale by owner, probably. Though I haven't come across any FSBO's in 85718. 

Like I asked in April, 'hey Zillow, you're up to bat, where are those 183 homes for sale in 85718, where are they hiding' 
We'd love to have them, we sure could use another 100 homes for sale in the Catalina Foothills. 

And isn't it a bit uncanny that Zillow claimed there were 183 for sale in April and 183 now, in August?

in contract the last 2 weeks, July 26 thru August 8, 2021

From Monday July 26th thru Sunday August 8th - just  27 single family homes went to contract in the Catalina Foothills of Tucson, AZ  (link expires 9/14/2021)

10 were priced from $385,000 to $560,000
11 from $600,000 to $985,000
 6 from $1,075,000 to $1,449,950

the somewhat slower pace of contracts that we've seen lately continues.. though hardly at all for homes priced at $1mil+

With fewer homes  going to contract there are now a few more homes listed for sale, now 99 single family homes for sale in the Catalina Foothills - more than there have been all year. Up til now the number of homes for sale ranged from the high 60's to the low 80's.

Catalina Foothills Home Sales Data January thru July 2021

The following charts track the number of single family homes sold, median sold prices (MSP) and days on market (DOM) in the Catalina Foothills of Tucson, AZ for the period of January 1st thru July 31st of each year from 2015 to this year, 2021.

All of the data is based on sales thru the Tucson Association of Realtors® Multiple Listing Service and represents all the homes sold by all Realtors® in the Catalina Foothills of Tucson, AZ (zips - 85718 & 85750)

First up is the chart showing the number of homes sold for up to $999,999, which, this year, represents about 80% of the Catalina Foothills single family home market, A market that has been solid and fairly stable in recent years. I attribute the slight decline in sales to an all-time low supply  of homes for sale, a predicament that began in spring of 2020 and has worsened this year.

yet sales at $1,000,000 & UP  are WAY UP.
At least part of the reason why more homes are selling at $1,000,000 & UP is that for so many years sales were so slow and so low and supply was so high, many homes that were listed did not sell, and now with much stronger demand many of those owners are listing their homes again. And selling them for prices they couldn't get back then..

Sold prices are up 40% from 2019 and 26% from 2020

And who knew that buyers and sellers could agree and make deals so quickly

Still a pretty frothy market with a great many homes selling for list price or more and doing so in just 6 median days on market with a median sold price of $722,000, higher than it's ever been. (Jan - June median sold price was $685,000)

Most of these sales are the result of deals that were made in the previous 20 to 45 days or so, from the beginning of June thru the middle of July. A period that, in normal times, is our slower summer season. But there was no slowdown last summer and so far not much of a slowdown this summer either.
