Wow! $3Mil, that's for a main house, a guest house and other out buildings on 20+ acres composed of 4 contiguous parcels on River Rd. 
What a find. Land like that is scarce in the Catalina Foothills and with that much acreage there are a number of possibilities for developing the property.

Some pullback but still hot hot market, 15 out of 20 homes sold at or above list price - and they sold in just 4 median DOM at a median sold price of $568,500.. which is appreciably lower than the $712,000 median sold price from the last report. And just one sale at $1Mil+ this period (contributing to lower median sold price) v. 4 sales at $1M+ at the last Listed/Sold report  and 12 sales at $1Mil+ for the July Listed/Sold report

Catalina Foothills Single Family Home Sales January thru August 2021

Hi,
The following charts track the number of single family homes sold, median sold prices (MSP) and days on market (DOM) in the Catalina Foothills of Tucson, AZ for the period of January 1st thru August 31st of each year from 2015 to this year, 2021.

All of the data is based on sales thru the MLSSAZ (Multiple Listing Service of Southern Arizona) and represents all the homes sold by all Realtors® in the Catalina Foothills of Tucson, AZ (zips - 85718 & 85750)

First up is the chart showing the number of homes sold for up to $999,999, which represents nearly 80% of all the homes sold in the Catalina Foothills single family home market. A market that has been solid and fairly stable in recent years. I attribute the slight decline in sales this year to an all-time low supply  of homes for sale, a predicament that began in the spring of 2020 and has worsened this year. Though, for the last few weeks the supply of homes for sale has inched up.

Yet sales of homes at $1,000,000+ are way up and selling more quickly than ever before.
More homes sold for $1,000,000+ during this Jan - August than did in the same period of 2018 + 2019 + 2020 combined.

Why this year after so many years of pretty-poor sales. My experience in the last few months of 2020 and so far this year is that many affluent people are moving to the Catalina Foothills from more congested cities to steer clear of covid-19.

High demand and low supply have contributed to sharply rising home prices at nearly all price ranges.
The current median sold price is $690,000, that's up 24% over last year at this time and up 39% over where it was at this time in 2019.

And while the DOM has also inched up in the last few weeks, the YTD numbers, Jan 1 thru August 31, are still holding at  5 median DOM.

From Monday August 30 thru Sunday September 5  - 18 single family homes went to contract in the Catalina Foothills of Tucson, AZ  (link expires 10/13/21)

3 were priced from $499,000 to $595,000
11 from $600,000 to $850,000
 4 from $1,075,000 to $1,250,000

18 contracts is in keeping with the slower pace we've seen in recent weeks, noticeably fewer contracts than earlier this summer. Meanwhile, DOM is now up to 16 days on market, when for most of the summer we were seeing 5 or 6 DOM. So the market has slowed somewhat. Though another and perhaps more accurate way to put it would be to say it is not moving quite as fast.

From Monday August 23 thru Sunday August 29 - 16 single family homes went to contract in the Catalina Foothills of Tucson, AZ  (link expires 10/04/2021)

 3 were priced from $370,000 to $465,000
12 from $618,500 to $980,000
 1 at $1,649,000

The market, particularly at $1.0mil+, appears to have slowed a bit in the last few months - fewer contracts, fewer sales and a modest increase in the number of homes for sale. Traditionally, the Catalina Foothills residential market does slow down in the summer (when it's hot as hell). But since last summer, when the market actually picked up rather than slow down, we've grown so accustomed to our red hot market that a very normal seasonal slowdown may appear to be more than it is. 

That said, there is no way of knowing whether this is the normal slowdown that happens (almost) every summer or the cooling, for other reasons, of our red hot market. By the way, even though the market has slowed or cooled a tiny bit, at most price points it still meets every description of a red hot sellers market.
